West Bluff hovers above the Rio Grande
West Bluff is an Albuquerque neighborhood located in the pocket created by Interstate 40 and the commercial corridor of Coors Boulevard, perched above the west bank of the Rio Grande. “You get full views of the Rio Grande on top of east-facing Albuquerque and the Sandia Mountains,” says Alex Cordova, a team lead with eXp Realty. “The Sandia Mountains draw people’s attention.” Neighborhood parks offer stunning views of mountainous terrain with the famous red river snaking in front, a short drive from a number of casual restaurants and stores. Homes come in a range of prices and varieties, from riverfront builds to townhouses.

Pueblo-inspired estates with mountain and river views
Flat, ranch-style homes with Pueblo-inspired architecture often range from $200,000 to $325,000. Built throughout the 1970s, many of these homes are upgraded with extra insulation and advanced cooling systems to address the region’s drastic temperature changes. Sprawling Pueblo-style homes and haciendas on about half an acre are suspended on a cliff over the Rio Grande, fetching between $500,000 and $600,000. Townhouses with two to three bedrooms cost between $200,000 and $300,000. “It had different developers building different things, so it went in different directions,” Cordova says, regarding the wide range of pricing in the neighborhood.

Neighborhood parks with views of the Sandia Mountains
A playground and a shaded picnic area mark the entrance to West Bluff Park, though the main attraction of the green space may be its views of the Sandia Mountain range with the city and the Rio Grande in the forefront. A path meanders through the rectangular park, leading to a viewing area and a gridded barrier on which visitors hang locks. The four baseball diamonds of Redlands Park make a clover shape immediately north of the neighborhood. A playground with an apt baseball theme is nearby, and the towering Sandia Mountains loom in the background.

West Bluff is between Coors Boulevard and the Rio Grande
West Bluff stretches along the eastern side of Coors Boulevard Northwest, which is also known as New Mexico state Route 45. An ABQ RIDE bus route stops along the road in the neighborhood and continues along Coors Boulevard throughout the western side of Albuquerque. Interstate 40 is also nearby, which commuters can take east toward downtown Albuquerque, less than 5 miles away.
ART serves the area for efficient transportation.

Regional culture and history courses at West Mesa High
Children may begin their public-school education at Susie Rayos Marmon Elementary School and John Adams Middle School, both of which receive C grades from Niche. They may then move forward to West Mesa High School, which earns a C-plus. The school offers several courses that celebrate regional history and culture, including Mexican American Literature, Mexican Folk Dance and New Mexico History. Career and technical education pathways include computing for social good, advanced manufacturing and process development, as well as military science, while the school’s visual arts program includes several levels of computer graphics, digital film production and photography.
