As San Jose's only waterfront district, Alviso mostly consists of preserved wetlands and industrial parks, but the area does offer a section of homes for homebuyers looking to stay close to the water within 10 miles of Downtown San Jose and Sunnyvale. "It's a small area on the verge of development,” says Lyn Cobb, a Realtor with Coldwell Banker Residential Brokerage and over 20 years of experience. “It’s tight-knit, very family-friendly and near commuting hubs—kind of in between San Jose and the East Bay.” Homes here are typically from the early-to-mid 20th century, and the San Francisco Bay Salt Ponds are popular for birdwatching and provide the neighborhood with sweeping wetland views. As older homes continue to be renovated, Alviso is growing as a hub for both professional and residential life. "There are a lot of tech companies building offices in that part of town," says Mike Magen, a Realtor with Probity Real Estate. "It's a real up-and-coming area thanks to that construction, which will probably translate into employment and higher property values in the future." Alviso receives a low CAP Index Crime Score of 2, compared to the national average of 4. Due to its proximity to San Francisco Bay, the area is at risk for rising water levels and may require homebuyers to purchase flood insurance. “I would want to make sure that homebuyers are aware of any of the potential environmental factors of this community before buying,” says Cobb.

Single-family homes by the water

Homes in Alviso typically range from $900,000 to $1.5 million. “Do homes sell quickly? Not necessarily. Do renovated homes? "Yes, because, on average, they’re priced lower than either side of the bay,” says Cobb. “You have a handful of historic Craftsman-style, and the rest are fisherman cottages, but they’re being transformed, and people are buying them.” Homes here are typically from the early-to-mid 20th century, some on drought-tolerant lots of 5,000 or more square feet, while others are tightly packed along sidewalk-lined streets. “There’s not a lot of available inventory. Generally, they’re older homes and usually been owned for generations.” Single-family bungalows or ranch-style homes with minimalist designs start around $1 million; typical features include three-to-five bedrooms, multi-car or RV parking and no homeowner’s associations. Cobb says there are a couple townhouse developments too, like those off Renaissance Drive; townhouses are typically from the late-century or 2000s and range between $800,000 and $1.2 million. Cobb suggests any homebuyers here become aware of potential environmental factors, like rising water levels or flooding, and prepare their home and insurance accordingly.

Santa Clara Unified Schools receive high marks from Niche

Alviso is zoned for the Santa Clara Unified School District, rated A overall by Niche. Local kids can start at George Mayne Elementary, rated A-minus, before moving on to Don Callejon Arts and Design School, rated A, where students K through 8 explore their passions through different artistic mediums, like painting and digital design. Exploring the San Francisco Bay waterfront

“Baylands Park and Alviso County Park are right there; that’s your waterfront,” says Cobb. At Alviso Marina County Park, birdwatchers can spot a diverse range of bird species, including Lincoln’s Sparrows, Northern Harriers and Marsh Wrens, as they enjoy serene wetland views a short distance from the hurried lifestyle of Silicon Valley. The park also offers a boat launch and the 9-mile Alviso Slough Trail, a dirt-packed path that loops around the park’s salty pink pond. From April to October, residents can take the free Alviso Boat Tour, which explores more of the San Francisco Bay Salt Ponds. Less than a mile southeast, Alviso Park offers grassy fields, a playground and a swimming pool, while Cobb recommends residents check out Topgolf next door. Two miles west, Baylands Park offers grassy fields and picnic facilities.

For groceries, residents head to Target at Shop@First, a local retail plaza. Dining options here include fast-casual chains like Panera and Five Guys and local restaurants like Rok Steakhouse and Grill and Blue Water - Seafood and Crab, where a life size orca replica hangs from the rafters, and folks can enjoy nautical-themed craft cocktails and seafood favorites, like Pineapple Glazed Shrimp Mahi. Levi’s Stadium and local festivities

On game days, expect to see neighbors dressed in red, gold and white to support the 49ers, who play their home games at Levi’s Stadium, less than a mile south of Alviso. The annual Day on the Bay Multicultural Festival is held in October at Alviso Marina County Park. Over 100 local vendors and organizations set up booths to entertain and educate thousands of attendees; festivities include live music from local musicians, food trucks, Halloween pumpkin carving and kayak rentals. The South Bay Yacht Club, founded in 1888, is one of the oldest organizations of its kind and regularly hosts kayak outings, holiday parties and more for its members and the community. At the Alviso Youth Center, local kids can play basketball, use the computer room and get involved with the Boys and Girls Club of Silicon Valley.

Getting around Alviso

The Southbay Freeway runs through Alviso, providing easy access 6 miles southwest toward Sunnyvale, where workers can reach the Meta, Microsoft and Google corporate campuses, among others. Locals typically drive, but Santa Clara Valley Transportation Authority bus stops along Liberty and North First Streets are a convenient alternative to get around town. Kaiser Permanente Santa Clara Medical Center is 8 miles south, and San Jose Mineta Airport is 8 miles southeast.
