Neighborhood streets are lined with sidewalks that allow residents to walk throughout the neighborhood and to nearby attractions. Compact ranch-style homes with hipped roofs are perched upon tight lots. Almost all have a driveway, and some feature small garages and fenced-in backyards. “This area is known for its basements, which are basically the same size as the property," Wheeler says. "There are some cool basement homes that take advantage of the extra square footage.” Most homes sell between $60,000 and $250,000. With these reasonable price points, investors have started to flip houses or purchase homes for rental properties. “Homes here usually take between 60 to 80 days to sell, which is right on average for the city," Wheeler says, noting that move-in-ready homes always sell more quickly. Hamlet is part of the Amarillo Independent School District, which gets an A-minus on Niche and has around 30,000 students. The district offers a school choice program, which allows families to pick the best campus for their student regardless of if it’s a zoned school. Neighborhood children can attend Hamlet Elementary, which scores a C-plus from Niche, while Allen Sixth Grade Campus gets a B-minus. Mann Middle School and Palo Duro High School both earn B grades from Niche. The high school offers advanced academics, including various AP and dual credit courses. “All AISD’s students can choose to spend a portion of their school day at AMTech Career Academy, which offers programs in nine schools, including media arts,” says April Brownlee, who works in the district’s communications department.Next to Thompson Park, the largest in the city
Attached to the elementary school, Hamlet School Park is a tree-lined park between Redwood Street and Oak Drive. The park’s field provides space for soccer and flag football games, while it shares its playground and hard-surfaced basketball courts with the elementary school. Across Dumas Drive is Thompson Memorial Park, and at 610 acres it's the largest park in the city. The green space is home to a recently renovated community pool, multiple walking trails surrounding numerous lakes and a disc golf course. Its lakes are stocked with fish, and it’s common to see anglers casting their lines from the shore. Ross Rogers Golf Complex is also in the park and was initially constructed as a project by the Work Progress Administration during the Great Depression. It now has two public 18-hole courses. Thompson Park is also home to two major attractions: the Amarillo Zoo and Wonderland Amusement Park. The zoo has 120 animals and 70 species and is reasonably priced for visitors based on age. Residents can grab weekly groceries right in the neighborhood at the United Supermarkets on River Road. Along East Hastings Avenue on the north end of Hamlet are a collection of stores, including Dollar General and Pokey’s Liquor. The same corridor provides places for a meal out. David’s Mexican Restaurant is known for its authentic Mexican fare and Got Donuts, an Amarillo staple, serves fresh kolaches and donuts daily.Community events surrounding Hamlet Elementary School
Most community events are centered around Hamlet Elementary. The school hosts an annual neighborhood cleanup in the fall and kicks off each school year with a block party that includes free food, a live DJ and a chance to get school supplies. Another popular event is the annual Junefest, celebrating Juneteenth, a multiday celebration held at nearby Bones Hooks Park and highlighted by a parade.Downtown Amarillo is a short drive away
Amarillo's ACTransit bus line has numerous stops in the neighborhood, including at the United Supermarkets, which can take commuters into downtown. It takes about 12 minutes to get downtown, and the service runs on the hour. Hamlet is 3 miles north of downtown, which can be accessed via United States Route 287. The community is also 2 miles north of Historic Route 66, which plays a significant role in the Amarillo's history. Residents can get the 10 miles east to Rick Husband Amarillo International Airport without using the interstate via Southeast 3rd Avenue. The same can be said for the Northwest Texas Healthcare System, a teaching hospital 8 miles west along U.S. Route 66. In the High Plains, Amarillo experiences all types of weather throughout the year, from freezing temperatures to extreme heat. The city is also susceptible to severe thunderstorms, tornadoes and flooding. Parts of Hamlet along Jason Avenue and south on Orange Street have a slightly increased risk of flooding. The Federal Emergency Management Agency encourages all Texas homeowners to purchase flood insurance, while federal lenders will require it when the property has an increased flood risk. The city also ranks as the windiest city in the country, with average gusts of about 13 mph.
