Rural north Amarillo neighborhood near the edge of the city limits
Pleasant Valley West is a north Amarillo neighborhood that is technically in the city but feels like a rural haven just about 5 miles north of downtown. Situated between U.S. Route 87 and the Texas State Loop 335, the neighborhood's residents can easily get around the city. But when they return home, they will find early-to-mid-20th century properties on larger lots with room for shops and sheds. “I think it's a stable area. People come and stay here,” says Debbie Duncan, a Realtor with Coldwell Banker First Equity, who’s sold homes in the area. “Everything you need is right there, like grocery stores and restaurants, and it has easy access to The Loop.”

Early-to-mid 20th century homes on larger lots
Narrow neighborhood streets cut through the prairie land of north Amarillo. Ranch-style homes and bungalows built between the 1920s and 1950s are spaced out and adorn lots that can approach an acre. While it still abides by the city building codes, residents can build detached sheds or shops in their backyards. Prices here are lower than the national average and range between $34,000 and $164,000, largely based on the property's condition. “It’s rare to find houses on the market in Pleasant Valley West,” Duncan says. “If the property is in good shape, it will go quickly.”
As of recent years, the Amarillo real estate market has seen modest price increases in homes.

Advanced courses at Palo Duro High School
Pleasant Valley West is part of the Amarillo Independent School District (AISD), which grades an A-minus on Niche and has around 30,000 students. The AISD is a district of innovation, which gives similar flexibility to a charter school and has more say over its curriculum. Students attend Pleasant Valley Elementary School, which gets a B-plus on Niche. Middle school is split between Allen Sixth Grade Campus, which gets a B-minus from Niche, and Mann Middle School. Mann Middle and Palo Duro High Schools get a B grade on Niche. The high school offers advanced courses and an orchestra program. “We are the only school district to offer an orchestra program in the region, and instruction can start as early as the fifth grade,” says April Brownlee, who works in the AISD’s communications office.

Multiple recreation options at Thompson Memorial Park
Thompson Memorial Park, the city’s largest green space, is just south of West Hastings Avenue from the neighborhood. The park features a freshly renovated community pool, walking and biking trails around a manufactured lake and a disc golf course. The site is also the home of the Amarillo Zoo, which features 120 animals and Wonderland Amusement Park, a privately-owned theme park with over 30 attractions. The city-operated Ross Rogers Golf Course is also nearby. The complex features two 18-hole courses, including the original course built through Work Progress Administration funding between 1939 and 1940.

Shopping options just across U.S. Route 87
Just across U.S. Route 87 in the neighboring Pleasant Valley East is a Dollar General on East Hastings Avenue. Commuting on The Loop or U.S. Route 87
