Within five minutes of Iowa State University, Parkview Heights is a tree-shaded suburb within walking distance of public green spaces and highly rated schools. “Even though we’re pretty close to Iowa State, Parkview Heights is relatively detached from the university,” says Realtor Tony McFarland, who sells homes in the neighborhood with Friedrich Iowa Realty. “But anyone who wants to access the school for either events or employment, it is just a short bike ride or walk away.” A primary draw is that the neighborhood’s median home price is below the city’s median and national median. Life in Parkview Heights is further enhanced by access to a mall, diverse dining options and sporting events at the university.

“There is lots of opportunity to build equity with these homes,” McFarland says. “There’s a good mix of turnkey homes that have been updated, and there’s also a share of homes that haven’t been updated since the 70s and 80s.” The median single-family home price is roughly $360,000, and prices range from $265,000 to $600,000. The neighborhood was developed from the late 1960s through the early ‘90s, and there is a mix of ranch, split-level and Contemporary styles. Many backyards have gardens and are fenced in, and streets are lined with sidewalks.

The highly rated Ames Community School District
Students often begin their educations at Fellows Elementary, which has an A rating on Niche, before moving on to Ames Middle School, which has a B rating. The A-minus-rated Ames High School is just south of the neighborhood, within walking distance, and has a 97% graduation rate. The U.S. News & World Report named it the top high school in Iowa in 2019. All three schools have math and reading proficiencies that are well above state and national averages. Iowa State University has roughly 26,600 undergraduates and 4,200 postgraduates. It is also the area’s top employer.

Big 12 Conference games at Iowa State University
The neighboring mall has a movie theater, but the university is the area’s most popular spot for entertainment. Iowa State’s athletic teams compete in the Big 12 Conference of the NCAA Division I. The men’s and women’s basketball teams play at Hilton Coliseum, and the football team plays at Jack Trice Stadium. These events attract tens of thousands of spectators. Also on campus, Stephens Auditorium is a multilevel theater that hosts guest speakers, concerts and plays.

“When spring, summer and fall hits, there is a lot of activity in the parks,” McFarland says. “There are plenty of annual picnics and neighborhood parties.” In the neighborhood’s center, Parkview Park has basketball courts, open green space and a playground. North of the neighborhood, Ada Hayden Heritage Park has biking trails, a fishing lake, boat launches, a grilling area and picnic tables. South of the neighborhood, Furman Aquatic Center has a lazy river, waterslides and a concession stand.
