Sawyer West is an Ames suburb with a rich arts scene
Homebuyers appreciate Sawyer West for many of the same reasons that they appreciate Ames in general: its access to parks, strong public schools and entertainment at Iowa State University. At first glance, Sawyer West seems like any other Ames neighborhood, but what makes it stand out is its do-it-yourself arts scene. Reliable Street (named after the Street it’s on) is a collective art space that operates out of a former feed mill and warehouse. “Some very creative people have turned that abandoned grain mill into a vibrant and fun environment,” says Realtor Paul Livingston, who sells homes in the neighborhood with Hunziker & Associates. Local artists meet at the renovated warehouse to paint, create sculptures, read poetry, hold plays and perform their music. There is also space for gardening. In between activities, visitors can enjoy crepes and coffee at Lockwood Café.
Newly developed single-family homes priced below the national median
The median single-family home price is roughly $360,000, which is above the city’s median but below the national median of around $400,000. Single-family home prices range from $200,000 to $570,000. The neighborhood is primarily made up of Contemporary-style homes developed from the early 1980s through the early 2000s, but there are also several newer builds. “The neighborhood keeps marching west,” Livingston says. “Some people have lived here for over 40 years, but there’s more and more room for new buyers.” Ranch styles from the 1980s and ‘90s are prevalent as well. There are also several multi-family homes, townhouses and apartments priced from $175,000 to $340,000. A train track borders the neighborhood’s north end. “That’s a very active track with 60 to 80 trains a day,” Livingston says. “Ames, in cooperation with the Union Pacific, created a silent crossing that has decreased some of the noise.”
Students attend the highly rated Ames Community School District
Sawyer Elementary School is on the neighborhood’s east side, within walking distance of residents. Kids move on to Ames Middle School, which has an acceleration program that allows students to take two math classes at a time. Both schools have B Niche ratings. Ames High School has an A-minus rating. All three schools have math and reading proficiencies above state and national averages.
There are two public green spaces near Sawyer West
On the community’s north end, Patio Homes West Park has a playground, a covered shelter and open space. Hutchison Park has a playground and a basketball court.
Residents enjoy restaurants and retailers on Lincoln Way
Southeast of the neighborhood, Lincoln Way is lined with restaurants and retailers. Café Beaudelaire serves international brews and Brazilian cuisine in a wood-furnished environment that buzzes with collegiate energy. Pammel Deli is a Middle Eastern grocery store that prepares its own Halal dishes. Other grocery stores include Fareway and Hy-Vee.
Entertainment is nearby at Iowa State University
For entertainment, Iowa State University is about 10 minutes away. Jack Trice Stadium holds over 60,000 fans for football games and concerts, while Hilton Coliseum holds over 14,000 fans for NCAA Division I basketball games. Stephens Auditorium hosts touring Broadway productions.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
