North Amherst offers seclusion and convenience
North Amherst is where Buffalo’s suburbs fade into Western New York’s countryside, giving it a secluded feel with proximity to parks, amenities and Interstate 990. “It's just a great location. With the interstate, you can get anywhere you want to be,” says Anne Kader, an associate broker and Realtor with WNY Metro Roberts Realty who’s sold homes in the area for over 35 years. “Our home prices are still pretty reasonable, and you're getting a nice home for the money you spend.” Downtown Buffalo and Niagara Falls are both within a 30-minute drive, and the nearby Erie Canal is a hotspot for outdoor recreation.
Houses with a suburban or rural feel
Most of North Amherst’s colonial, ranch-style and split-level homes sit in suburban subdivisions on the community’s west side, where quiet, sidewalk-lined streets often end in cul-de-sacs. Most homes have paved driveways and attached garages, and the yards are large enough for a manicured lawn in the front and a swimming pool or patio in the back. The community’s east side has a more rural feel, with more space between neighbors and views of farmland or pasture. Homes built before 2000 generally cost between $250,000 and $400,000, while newer homes can cost between $410,000 and $800,000. Duplexes range from $280,000 to $430,000, and many of these are available to rent. Townhouses and condos can cost between $140,000 and $530,000, plus monthly homeowners association fees between $190 and $300. Some properties are at high risk of flooding, and homeowners should check flood maps to see if they’ll need to buy flood insurance.
B-rated public schools and a large university nearby
Kids can start school at Heritage Heights Elementary, which earns a B from Niche, and then go to the B-plus-rated Sweet Home Middle. At the B-plus-rated Sweet Home High, students can play over 20 sports, including football, volleyball and ice hockey. Nearby, the University at Buffalo has 16 Division I sports teams that can draw big crowds from across the community.
A car-reliant area between Buffalo and Niagara Falls
Downtown Buffalo is about 19 miles away and can be reached by taking Interstate 990 to Interstate 290, which loops around the city and connects with other interstates. U.S. Route 62 on the community’s west side leads 21 miles to Niagara Falls. North Amherst can experience cold and snowy winters that can make it tough to get around. “We usually have a good amount of uptime to know it’s coming,” Kader says. “Our weather forecasters are on it. They’ve predicted a blizzard 10 days out.” The Niagara Frontier Transportation Authority’s bus stops throughout the community’s west side. Houses of worship here include The Chapel’s Crosspoint Campus and the Hindu Cultural Society of Western New York. DeGraff Medical Park, the closest hospital, is about 5 miles away, and Buffalo Niagara International Airport is a 12-mile drive.
Regional sandwiches and Italian comfort food
Restaurants and shopping areas are concentrated in the more densely populated west side. The Audubon North has served regional dishes like beef on weck — a roast beef sandwich on a kummelweck roll — since 1990. My Tomato Pie is known for its pizzas and Italian dishes, and they also serve burgers and other pub fare. U.S. Route 62 has retailers like Kohl’s and Pet Supplies Plus, as well as grocery stores like Tops and Wegmans.
Outdoor recreation for hikers, kayakers, kids and dogs
The over 1,200-acre Nature View Park in the community’s center has several nature trails through protected forests that are popular for cross-country skiing in the winter. The Amherst Veterans Canal Park provides fishing and kayaking access to the Erie Canal, and the Erie Canalway Trail, a multi-use path that follows the canal 360 miles from Buffalo to Albany, is accessible in the park. At Creekwood Park, kids can play on the playground or basketball courts. At the Ellicott Island Bark Park, dogs can run around off-leash on a tree-filled island in the middle of the canal. The Bark Park hosts dog-friendly events throughout the year, including Hot Dog Day each June and Puptoberfest each October.
