The neighborhood of Abbott Loop is a bridge between the city of Anchorage and the dynamic natural beauty of the Chugach Mountains. A suburban community less than 8 miles from downtown, Abbott Loop offers a range of entry points into highly rated schools, convenient shopping and dining and abounding parkland for both exploration and exercise. “There’s a real pride of ownership in Abbott Loop,” says Sarah Kathryn Bryan, a real estate agent with Berkshire Hathaway HomeServices. “You can tell the homes are well maintained.” Bryan lives and works in Anchorage, and notes that Abbott Loop residents are highly engaged in local politics, applying the care they give to their homes to the rest of the community.
Affordable options in suburban Abbott Loop
In Abbott Loop, buyers can find quiet cul-de-sacs of townhouses and single-family homes built from the 1980s to the present. "It's a very desirable area,” says Sandra Nunes, a Realtor with RE/MAX Dynamic Realty with more than 20 years of experience. Abbott Loop is “good for first-time buyers because it has a lot of budget-friendly homes and condos available.” Older, two-bedroom condos and townhouses in the southwest corner of Abbott Loop can start around $160,000, with newer, larger units throughout the neighborhood selling above $350,000. Here, ranch-style homes, New Traditionals and sloped-roof split-levels are common, often with two-car garages and fenced backyards large enough for a shed for sleds or tools. Two-bedroom builds can start above $250,000, though most homes hover around $375,000. Brand-new construction with sleek modern stylings can climb above $400,000. Those looking to capitalize on this expanding community can purchase vacant lots; a quarter of an acre sells around $100,000.

Steps from Chugach State Park
Residents have access to well-kept community parks and some of the most stunning and expansive parkland in the nation. Within Abbott Loop, Whisper Faith Kovach Park has ample space for kids and dogs to play, with a refurbished playground and two fenced-in fields for small and larger dogs. Abbott Loop Community Park has forested trails, baseball and soccer fields and a central shelter with a fireplace. For locals looking for a deeper delve into nature, the neighborhood is adjacent to Chugach State Park, among the largest state parks in the U.S. Chugach offers nearly every form of outdoor recreation, including hiking, skiing and kayaking. Neighborhood children are split between Kasuun Elementary, which has a B from Niche, and Trailside Elementary, rated a B-plus. They continue on to B-minus-rated Hanshew Middle, which is one of the most diverse middle schools in Alaska, according to Niche. Service High has an A-minus and a Biomedical Career Academy. Students there have organized many after-school activities, including clubs for crochet and knitting, environmental activism and Dungeons and Dragons, in addition to more traditional organizations such as Model United Nations. Families seeking a private option can send kids to Pacific Northern Academy through eighth grade. The school is within the neighborhood and has a 7:1 student-teacher ratio.

For the most part our area is very quiet and people are super friendly. As neighbors we look out for one another and are on the lookout when any odd situations occur. There is minimal crime in our area.

I have lived here since I was a 10 year old in elementary school and still currently live here now in college. The area I live in is a very close knit community that is in a rather nice area of town. Although crime in the entire city is getting worse, this area is still staying relatively safe. I would choose to live here again, if the crime in the city doesn't get much worse. Living in a very unique place as Alaska makes it such a different experience than the rest of the country and it's an experience that almost everyone living here cherishes.
