Eagle River is a scenic small-town community outside Anchorage

Eagle River is about 15 miles north of downtown Anchorage — close to the city, but just far enough to give the area its own small-town setting. Residents have access to casual eateries, basic shopping and well-rated schools, with additional shopping just down the road in Anchorage. Eagle River is also known as the Gateway to Chugach. The natural beauty of Chugach State Park is a big draw, with extensive hiking areas and views of the immense Chugach Mountains surrounding the community.

Suburban streets surrounded by mountain views

Eagle River’s suburban streets offer a variety of single-family homes and stunning views. “Eagle River is a high-end community here,” says Elise Buchholz with Jack White Real Estate, the president of the Alaska Association of Realtors. “This is where you look for lots on beautiful bluffs and with mountain views.” At the smaller end, midcentury ranch-style houses, 1980s split-level homes and log cabins can cost between the upper $200,000s and mid $400,000s. More spacious, four- and five-bedroom cabins and New Traditional homes built in the past decade range from the upper $400,000s to the mid $700,000s. Closer to the mountains east of town, large homes on an acre or more can reach from the lower $900,000s to north of $1 million.

Prime hiking and fly-fishing in the Chugach Mountains

There are tons of ways to get outside around Eagle River. “We have amazing hiking,” Buchholz says. “I was at an event in Eagle River last week, and a guy paraglided down from the top of a mountain to get there.” Hikes like the Mount Baldy Trailhead start right on the community’s east side. The Eagle River Nature Center is a few miles from town, nestled in the Eagle River Valley, surrounded by mountain peaks. Miles of trails run by the center, including Crow Pass Trail, one of the most popular in the Chugach range. The Eagle River winds through the valley and past the community, giving easy access for fly fishing.
