Hillside East resides within the larger Hillside area, known for its expansive forested lots and a secluded, hilly landscape. “The Hillside area has lots of custom homes,” says Cheri Marston, a native resident of Anchorage and Realtor with Jack White Real Estate. “Some have views, and it’s generally a higher average sales price.” The east side is at a slightly higher elevation, bordered by the Chugach State Park and its namesake mountain range, where hiking trails wind through evergreen forests. Though farther out from the city center, locals are a short drive away from restaurants and shopping in South Anchorage. The neighborhood’s location on the edge of town means public transit is limited and most residents are on private utilities; the peace and quiet earns the neighborhood a CAP Index Crime Score of 1 out of 10, compared to a national score of 4.

The neighborhood’s location in the hills of the Chugach Mountains puts residents close to scenic hiking trails through dense evergreen forests. Nearby trailheads include Prospect Heights, Upper O’Malley and Glen Alps. Far North Bicentennial Park borders the neighborhood, spanning over 4,000 acres with over 100 miles of trails. Chugach State Park encompasses almost 500,000 acres of land just east of the neighborhood, making it the fourth largest state park in America; it attracts hikers and campers with its mountainous terrain. The nearby Hilltop Ski Area has skiing and snowboarding trails for all skill levels.

Large custom-built homes on half-acre and full-acre lots
Homes sit on expansive, densely forested lots, some featuring views of the mountains or the Cook Inlet in the distance. Most properties were custom-built in the latter half of the 20th century with midcentury modern or contemporary architecture. Newer properties from the 21st century are dotted around, and empty lots are still available for new builds. Though styles vary widely from one home to another, large windows and timber siding are common features. Prices depend on a combination of factors, including home size, lot size, and condition. Most properties range from $350,000 to $1 million, though some larger properties on multi-acre lots with more than 5,000 square feet can range from $1 million to $1.3 million.
Since locals are farther out from the city center, most homes in the Hillside area use private utilities. “Typically, they have bigger lots, about a half-acre to an acre,” Marston says. “With private water and sewer, you need that much land to put those systems in place.”

The school has over 20 student groups, including literature and improv clubs. The Anchorage School District has a lottery system, which allows some selected students to attend a school of their choice.

Limited public transit on the outskirts of Anchorage
Downtown Anchorage is about 13 miles away, and the nearest on-ramp for Highway 1, the only highway in the city, is about 5 miles away. The neighborhood’s hilly terrain and location on the edge of town mean there aren’t any bus routes or public transit in the area. Providence Alaska Medical Center is about 7 miles away, and the Ted Stevens Anchorage International Airport is a little over 10 miles away.

Annual holiday gathering at the Hilltop Ski Area
The Hilltop Ski Area hosts a Winter Solstice Celebration in December, which includes food trucks, cookie decorating and face painting. At the end of the night, Santa makes an appearance, followed by a torchlight parade and a fireworks display.
