In the northern region of Anderson, Riverside Avenue is a primarily residential area, with subdivisions broken up by farmland and commercial and industrial centers. The Sacramento River flows to the north, and Interstate 5 travels through the neighborhood. While the highway tends to be noisy, it connects the area to the rest of the city and its amenities. Downtown Anderson is less than a mile from Riverside Avenue, and the city is about 10 miles south of Redding. “[Anderson] is smaller than Redding, with more of a hometown feel. It has good schools, and they’ve got the Anderson River Park,” says Tammy Krumvieda, a real estate agent and property manager with Mistletoe Realty, who has been licensed since 2020. “The prices are a little less than in Redding.”

Neighborhoods of single-family homes with styles spanning the decades
Homes in Riverside Avenue are found within multiple subdivisions, on sidewalk-lined streets with front lawns and mature trees. Minimal traditional single-story and ranch-style homes built between the 1950s and 1990s are common. There are also contemporary homes from the 2000s to 2010s. Some are Craftsman-inspired with pointed roofs, while others have a more modern design. Most of these newer properties have simple slab or stucco exteriors. Bungalows aren’t as common, but are found closer to downtown. Prices range from $200,000 to $480,000. “It’s mostly single-family homes…if you’re on the river, it can get more expensive,” Krumvieda says.
A handful of larger properties are used as multifamily residences and duplexes. El Rio Estates is a mobile home park in the neighborhood with manufactured homes from the 1970s and 1980s.

From there, students can apply for the A-rated Anderson New Technology High School, a charter school located in the neighborhood. The high school participates in the Shasta-Trinity Regional Occupational Program, where students can earn industry certifications. “People like the school district,” Krumvieda says. “The high school has a good sports program, and even the middle and primary schools get good reviews.”

Most of Riverside Avenue’s commerce is in the neighborhood’s southern region. Interstate 5’s exit and on-ramp area has a selection of fast food and locally owned eateries like Vittles Family Restaurant, which serves casual, diner-style meals. Anderson Square is on Balls Ferry Road and has a Safeway. The commercial center also has a Family Dollar and an AutoZone. Humble Joe’s Chophouse & Grill boasts a casual atmosphere for upscale steak dinners. More options are found across the street, including chains like Taco Bell and Round Table Pizza.

Anderson River Park is west of the neighborhood and one of the city’s few green spaces. A public boat ramp enables boating and fishing along the Sacramento River. “It’s a little fast for kayaking. People may wade in it, though maybe not swim,” Krumvieda says. “It’s cold. I think the river is always around 40 degrees.” The park also has a tennis court, disc golf course, splash pad for cooling off and athletic fields often used for soccer and softball. A handful of trails carve through the area for hiking, biking and horseback riding.
The Shasta District Fair & Event Center is located west of California state Route 273 and hosts a handful of events throughout the year. In June, the Shasta County Fair has everything from livestock shows and auctions to live music and entertainment. The event center also holds multiple craft shows, including the Holiday Bazaar in December. Shasta Speedway is a paved racetrack next door that hosts non-premier series stock car racing.

Navigating Riverside Avenue by car
Driving is the preferred method of traveling through the neighborhood. Interstate 5, known as Cascade Wonderland Highway, travels north and south and splits Riverside Avenue. Commuters can also use California state Route 273 to reach Redding, about 10 miles north. When it comes to public transportation, Redding Area Bus Authority (RABA) has stops along North Street.
