Forest Villa borders downtown Annapolis

Forest Villa, immediately west of downtown Annapolis, provides proximity to everything the capital of Maryland has to offer. West Street runs through the entirety of the neighborhood; this commercial corridor has an increasingly artsy, trendy vibe heading eastward as it approaches downtown. From Forest Villa, the commute to the United States Naval Academy is less than 5 miles, and the Naval Support Activity base, which supports the United States Naval Academy, also draws people to the area. “The naval base is there, and a lot of big corporate buildings and state offices—a lot of people work for the state,” says Dee Akindoyo, a real estate agent at Coldwell Banker Realty who works in the Annapolis and Baltimore areas. Medical professionals also have a quick commute from Forest Villa. Accessible from nearby Route 50, Luminis Health Anne Arundel Medical Center is about 2 miles away. In 2024, the hospital received its third Magnet recognition in the past 10 years from the American Nurses Credentialing Center, a high honor in the nursing field.

Mix of renters and owners in Forest Villa homes, condos and apartments

Lots in Forest Villa typically feature grassy lawns and streets are lined by sidewalks. Mature trees cast shade in the backyards of Colonial Revival, split-level and Craftsman homes. Prices range widely from about $400,000 to $1.6 million, depending on size and location. Top-priced single-family homes, condos and townhouses are clustered toward downtown, while less-expensive options are available to the west and south. Townhouses and condos generally range from about $220,000 to $790,000, with options below $300,000 farther from downtown. Newer, larger townhouses can cost up to $1.6 million. As nearly half of residents are renters, Forest Villa also contains apartments and condos for rent.

Public and private schools in Forest Villa

The Anne Arundel County Public School system, rated B-plus on Niche, serves the neighborhood. Students may attend B-minus-rated Germantown Elementary before advancing to Wiley H. Bates Middle and Annapolis High, which are both rated B-plus. The high school has an International Baccalaureate program and an APEX Arts Magnet Program, which offers classes in subjects like dance, visual art and creative writing. The high school’s football program dates back to 1896, and alumni include Bill Belichick, who led the New England Patriots to Super Bowl victory six times as head coach. St. Martin’s Lutheran School of Annapolis, rated A-plus, offers a private option for elementary and middle schoolers in the neighborhood. In downtown Annapolis, St. Mary’s School teaches all grade levels and is rated A-minus.

Embracing Annapolis’ creative scene and Navy football

Forest Villa is home to Maryland Hall, a multidisciplinary arts center for all ages. This repurposed public high school is home to the Annapolis Symphony Orchestra, Live Arts Maryland, the Ballet Theatre of Maryland and the Annapolis Opera. Between offering visitors the opportunity to browse the art gallery, take classes, watch performances or volunteer, Maryland Hall has a number of ways for residents to get involved in Annapolis’ creative community.


Other local events and attractions revolve around the Naval Academy. Residents might be able to spot the U.S. Navy Blue Angels flying in formation during special events, like during the Naval Academy’s graduation held annually on the Saturday of Memorial Day Weekend. Additionally, the Navy-Marine Corps Memorial Stadium is less than a mile from some homes, making it convenient for football fans to watch the Navy Midshipmen play while also allowing them to avoid the traffic on the way to and from the game.

Shopping and dining options in Forest Villa

Heading east into downtown, West Street is lined with places to eat, like Sailor Oyster Bar, a trendy locale for charcuterie and seafood; Light House Bistro, a casual brunch spot next door; and the popular Miss Shirley’s Café. Forest Villa also contains some shops and car dealerships. Nearby supermarkets include Lidl, Annapolis Latino Market and Safeway. Bordering the neighborhood to the west, shoppers can browse Amish vendors at the longstanding Pennsylvania Dutch Farmer’s Market, which is open Thursdays and Fridays, 8:30 a.m. until 6 p.m., and Saturdays, 8 a.m. until 3 p.m. The Annapolis Town Center is a walkable shopping center with a variety of dining options and retailers like Target, Williams-Sonoma and Kendra Scott.

Outdoor recreation along Spa Creek

The neighborhood’s outdoor recreation includes Poplar Trail, a paved, mile-long path that stretches past a residential area and Germantown Elementary. Forest Villa is close to Truxtun Park, a large, wooded recreation area along Spa Creek. Truxtun Park has a public swimming pool, baseball fields and courts for tennis, pickleball and basketball. Boaters can dock at Lafayette Waterfront Park or at one of the wharfs along Spa Creek. Being on the water is a way of life here, and Spa Creek feeds into Annapolis Harbor and the confluence of the Severn River and the Chesapeake Bay.


The region generally experiences mild weather. “Annapolis has four seasons, so we get the best of all weather,” Akindoyo says. However, summer temperatures can reach the mid-90s. On those hot days, residents can drive less than 5 miles to the nearest beach.

Highways and public transportation in the Annapolis area

West Street, also known as State Route 450, extends east-west across Forest Villa and connects the community to downtown Annapolis. The Annapolis Department of Transportation (ADOT) buses serve the area, including a free downtown shuttle which stops along West Street. Drivers can take U.S. Route 50 westward to Washington, D.C., and eastward across the Chesapeake Bay. “Traffic is generally moderate; it’s not as bad as Baltimore,” Akindoyo says. “You’re not sitting in it forever.” Forest Villa and downtown Annapolis also have bike lanes and pedestrian-friendly streets. The nearest train station is about 20 miles west, where commuters to Washington, D.C., and Baltimore can hop aboard a Maryland Area Regional Commuter (MARC) train. The Baltimore/Washington International Thurgood Marshall Airport is also about 20 miles away.
