Newer housing development near the California Delta
Deer Valley is a prominent neighborhood in the riverside city of Antioch, conveniently located off Highway 4 in Eastern Contra Costa County. Surrounded by the California Delta, where the San Joaquin and Sacramento Rivers meet, Deer Valley is rich with recreational opportunities and offers spacious homes within a commuter-friendly suburban community. “The Deer Valley area itself is considered one of the newer developments in the city and gears towards families with kids,” says Rich Fleming, a realtor and broker of Realty ONE Group Future who has lived in the Bay Area for over 20 years. “You’ll find good value in home prices here compared to other parts of the Bay area, even in Antioch or next door in Brentwood.”

The dog-friendly Mountaire Park features a vast open green space, while Harbour Park has a tree-shaded, looped walking trail, tennis courts and sand floor playground. Popular for walking, biking and horseback riding, the 15-mile Via Delta d Anza Trail runs through Deer Valley and connects to many of the regional community parks and schools. The seasonal Antioch Water Park has multiple pools and the outdoor Antioch Skatepark is for skaters of all skills. Golfers can enjoy the 18-hole Lone Tree Golf Course, just west of the neighborhood and next to the Contra Loma Regional Park. This 775-acre park provides miles of hiking and biking trails, a swimming lagoon and an 80-acre reservoir for year-round fishing. Deer Valley is also just a few miles south of the California Delta. Fall festivals and a food truck series
The neighborhood hosts many community events and gatherings throughout the year, including Food Truck Thursdays outside the Antioch Community Center. The series takes place from February through October and includes rotating food trucks plus live music. The neighborhood’s Country Manor Park is a popular gathering spot for watching the city’s annual Fourth of July fireworks show, while Antioch Waterpark offers more than just summertime activities. It also hosts the city’s popular annual Fall-O-Ween event, with a pumpkin patch, mazes and festive children’s activities.
A mix of newer housing stock and established homes
Deer Valley has primarily cul-de-sac subdivisions, with wide streets and narrow sidewalks guiding from one subdivision to the next. Most homes were built between the 1990s and 2010s and feature modest, well-landscaped front lawns, typically with two- to three-car garages. Contemporary homes, often with Spanish-style influences, are the most common housing style. However, there are a few more established streets with traditional ranch-styles and split levels, typically built in the 1960s and 1970s. Housing prices range from $500,000 to $900,000. "You can get a 4- to-6-bedroom house here for what you'd pay for a mid-size house closer to San Francisco," says Bay Area Realtor Rich Fleming of Rich Fleming Group. "And homes are newer, by Bay Area standards.”
Deer Valley is made up of planned communities with contemporary single-family homes.
