Appleton, Wisconsin, is home to almost 30 parks, one of which is the centerpiece of the Peabody Park neighborhood east of downtown. Peabody Park’s main feature is the trail, which is popular for walking, jogging and biking. “One of the advantages to living in this neighborhood is the opportunity to own a home that backs up to the trail and the park,” says Chris Siamof, a Realtor with Berkshire Hathaway Fox Cities Realty with 18 years of real estate experience. “People like the privacy. Appvion is at the neighborhood’s northern edge
The neighborhood also has a plant that provides a coating for paper tags, labels and packages. Hundreds of people work at the Appvion Operations corporate office on Wisconsin Avenue. The company’s site says they add value to paper by applying the coating to make it more printable. Appvion filed for bankruptcy in 2018 but has remained in business and even acquired a Wisconsin-based coated products company.

Peabody Park is the second oldest in the Appleton system
In addition to the park and the trail, which partially follows a ravine that leads to the Fox River, the park features a playground and a pavilion that can be rented out. Fishing is also allowed along the shores of the Fox River. This park was the second one added to the Appleton Park system. While standing on the Fox River shore, another park is on the other side. Telulah Park is over 38 acres and is the second-largest park in Appleton. It has a pickleball complex, a skate park and a kayak launch.

Older homes on smaller lots in Peabody Park
Most of the homes were built in the early part of the 20th century and even the latter part of the 19th century. Prairie-style, Cape Cod, ranch-style and Minimal Traditional homes range from $170,00 to $300,000, while homes backed up against the park and trail may run closer to $500,000. Most of the neighborhood has homes with smaller lots. “People take into account that they may not get their two-car garage. They just like the charm of the neighborhood.” The southern part has homes with bigger lots. Italianate, Victorian, and farmhouse homes from the turn of the 20th century were on quarter-acre to 1-acre lots close to the Fox River, priced from $400,000 to $700,000.

A small Peabody Park restaurant where reservations are recommended
Ellinor is a restaurant near the intersection where Vine, Tonka and Pacific Streets meet. There’s not a lot of seating capacity, so it’s recommended that reservations be made for dining. They’re described as a mixture of upscale and casual. Menu items include wood-fired oven pizza and duck. If it’s an NFL Sunday, Scuba’s Pourhouse will be packed with people watching the Green Bay Packers game. They have a fish fry all day on Wednesday and Friday and have a pool table, dartboards and a jukebox available anytime. Across the river is Tempest Coffee Collective, which is right on the Fox River and has some outdoor seating. “I’ve even seen eagles by the river while at Tempest,” Siamof says. On the west side of the downtown on College Avenue is ALDI, and 3 miles on the other side of the river is Pick ‘n’ Save for crossing off items on the grocery list.

A lot is going on in downtown Appleton
One of the perks of living in Peabody Park is the proximity to downtown. The showcase event during the summer is the Downtown Appleton Farm Market, which is active every from 8 a.m. to 1230 p.m on Saturday mornings in the summer with over 100 vendors stretched out along College Avenue with produce, handcrafted items, coffee, cheese and much more. “The downtown area is on College Avenue from where Badger and Story Streets meet at College Avenue to the intersection with College Avenue and Drew Street,” says Abby Novak, marketing director with Appleton Downtown Incorporated. “Over 80 restaurants and locally owned shops are in that mile-long stretch.” It’s also home to Mile of Music, with downtown businesses hosting local musicians as they perform for four days in early August. There are also outdoor venues where artists perform their tunes. The Fox Cities Performing Arts Center has Broadway shows and other performances.

Appleton Area School District is rated a B-plus
Students in Peabody Park are zoned for public school in the Appleton Area School District, rated a B-plus on Niche. The K-12 experience begins at Edison Elementary School. The school gets a C-plus grade on Niche and has a 10-to-1 student-teacher ratio. Kaleidoscope Academy has been part of the public school system for almost ten years after absorbing the enrollment of students who attended the old Roosevelt Middle School. Kaleidoscope also gets a C-plus grade. Appleton North High School receives an A-minus from Niche and produces the Lightning Link newsletter, which is available on the school’s website.

Getting around in this part of Appleton
Valley Transit has stops along Rankin Street and Wisconsin Avenue. Sidewalks are abundant along many neighborhood streets, and the path through Peabody Park offers bike options. The neighborhood is car-dependent if one needs to travel any distance outside it. The Appleton International Airport is 6 miles to the west. The nearest hospital is Theda Care Regional Medical Center, about a mile north.
