How much it costs to live in Arbutus

The median sale price of a property in Arbutus is in the upper-$300,000s. Overall, prices here are a bit higher than the neighboring suburb of Lansdowne, but lower than nearby Elkridge and Catonsville. Still, "It seems to me that prices keep jumping each other. You'll have a house come on the market for $315,000, then [one for] $320,000, then $325,000. Prices are skyrocketing," says Dennis Bentley, Arbutus resident and Realtor and Hyatt & Company.

What homebuyers can expect when searching in Arbutus

Homes in Arbutus typically sell faster than the national average. "It's a pretty strong housing market. The last home I sold in three days," Bentley says. Buyers here will find a mix of single-family houses built throughout the 20th century, with popular styles including split-levels, Cape Cods and traditional homes. Brick townhouses are also common, including some built more recently in the 2010s.

Baltimore County schools and UMBC in the area

Students are zoned for Baltimore County Public Schools, such as Arbutus Elementary School and Arbutus Middle School. Most older students are zoned for Lansdowne High School, though some are zoned for the top-rated Catonsville High School. Additionally, the University of Maryland, Baltimore County is a public institution with about 13,500 undergraduate and graduate students in Arbutus.

Commuting to Baltimore and D.C. from Arbutus

Arbutus is a commuter-heavy area. Highways such as Interstate 95 take drivers 6 miles into downtown Baltimore or 35 miles into Washington, D.C. The MARC rail line goes through Arbutus, offering another commuter option. "[The train] is a huge selling point for the area. It goes from downtown Baltimore by the Orioles Stadium all the way to D.C. Tons of people take the MARC train to commute, mainly to D.C.," Bentley says. Fort Meade, a major Army installation, is also less than 15 miles south, and BWI Airport is 5 miles south.

Arbutus has a suburban vibe with an active community

Arbutus has a suburban feeling with a mix of longtime residents and new people coming in. "It just feels right sometimes. It's a good balance. The location is everything: you're near anything you want to get to," Bentley says.
It's easy to get active in Arbutus, too. The parks and recreation department hosts youth and adult sports leagues, including baseball and softball teams. Nearby Patapsco Valley State Park covers over 16,000 acres along the Patapsco River and features over 200 miles of trails. "People swim in the river in the summertime, grill and hang out," Bentley says.
