An Arcata neighborhood not just for college students
Arcata is a college town, and the Greenview-Windsong neighborhood represents the interweaving of the suburbs and California Polytechnic University Humboldt, called Cal Poly, by locals. “Greenview-Windsong, what we usually call the Arcata Bottoms, is a mix of houses that families own and live in and that students rent,” says Andy Parker, a Broker with Azalea Realty who grew up in Arcata. The university brings jobs and students to the city, influencing the housing market and Arcata’s culture.

Some people rent homes, others own
The neighborhood’s houses are divided into two areas: Windsong was a planned village subdivided in the 1990s and Greenview is mainly made up of remodeled post-war properties. Houses sell for $400,000 to $900,000, and styles include ranch, Colonial and new traditional. The streetscape and atmosphere vary from street to street since the neighborhood is a mix of student renters and owners. “Some streets are quiet, and you have kids out playing basketball,” says Parker. “And some areas have more traffic.” Home buyers should be aware that Greenview-Windsong scores a 9 out of 10 for motor vehicle theft and an 8 out of 10 for burglary on the CAP Index. These scores are higher than the national average of 4.

A weekend for shucking oysters and Cal Poly events
The Oyster Festival happens every June and brings the city, the university, and the surrounding region together for a weekend of oysters, live music and beer. Cal Poly is a hub for events, from entertainment to sports like soccer and basketball. “The university events have a big effect on the town,” says Parker. Throughout the year, the Arcata Plaza hosts a farmer’s market every Saturday.
Humboldt Beach is too cold to swim, but good for surfing
The neighborhood has two parks that share its name, Greenview Park and Windsong Park. Both have green spaces and playgrounds, and Windsong Park is the larger of the two. Arcata Marsh is about 2 miles away and has hiking trails. Redwood Park is next to Cal Poly and is frequented by students and locals. The park is full of hiking and horse-riding trails that wind through about 800 acres of redwood trees. Humboldt Beach is about 4 miles west and popular for relaxing in the sand but not for getting in the water. “The water is cold, you don’t go there to swim,” says Parker. “Only surfers get in the water, and they wear wetsuits.”
