An all-ages community popular with retirees
On the southern outskirts of Arroyo Grande, the gated, master-planned community of Cypress Ridge appeals to buyers seeking privacy and golf course access. The neighborhood is especially popular among retirees and operates like an active-adult community, with a smaller layout and far fewer homes than the Trilogy at Monarch Dunes community less than 10 miles south. “It’s much more low-key,” says longtime area resident Verenice White, broker and owner at Verenice White Real Estate. “Trilogy is in Nipomo, which is rural, but when you’re in Cypress Ridge you’re in Arroyo Grande, which people really like because it’s got a downtown area with restaurants and shopping,” says longtime area resident Linda Del, a broker at Monarch Realty. “Cypress Ridge doesn’t have any of the resort amenities, so you're not paying for all of that like you do at Trilogy. You’re paying for a gated community with a guard.” Cypress Ridge has an overall CAP Index Crime Score of 1 out of 10, lower than the national score of 4.
21st century builds on spacious lots
Homes here were constructed between 2000 and 2017, though most were built between 2002 and 2008. Many homes have new traditional Craftsman-style architecture, and open floor plans of 2,000 to 4,000 square feet. “It’s not a 55-plus community, but it definitely caters to that demographic, so most of the homes are single-story,” White says. She adds that homes on the community’s man-made lake are often two-story, with the primary bedrooms on the first floor. Prices range from about $1 million to $2 million, depending on a home's size. “Value has held very nicely, and it turns over very well in resale,” White says. “It's good for people who want a large lot because most of the homes are on a quarter-acre or more. There are a bunch of cypress trees that were strategically planted by the developer, so the landscaping is beautiful."
Anchored by an 18-hole golf course plus community parks and a fitness center
Studded with cypress trees of its own, the public 18-hole Cypress Ridge Golf Course is suited for golfers of all skill levels. The community's four pocket parks offer green space and picnic areas, and its main park has a playground and courts for basketball and volleyball. For a fee, residents can join the fitness center, which offers a full range of workout equipment and a variety of group classes. For a day beside the Pacific Ocean, the coastal town of Oceano Dunes is less than 10 miles west.
Grocery shopping and a handful of restaurants a mile away close to the Village of Arroyo Grande
Groceries are about a mile away at JJ’s Market and Deli, which offers fresh local produce, a bakery and a deli counter with prepared meals. Several restaurants surround the grocery store, including Palo Mesa Pizza, which serves casual Italian and Burrito Loco which offers casual south-of-the-border fare. For bar bites and brews, there’s Munchiez 805. “You're kind of off the beaten path, but all of the basics are nearby,” White says. More dining can be found about 5 miles away in the walkable Village of Arroyo Grande. Large shopping centers are found 20 miles south in Santa Maria or 20 miles north in San Luis Obispo.
Career and technical education at Nipomo High
Students are served by the Lucia Mar Unified School District. Oceano Elementary earns a B rating from Niche, while Paulding Middle and Nipomo High are both rated B-plus. High schoolers can enroll in career-focused courses in fields ranging from agriculture and natural resources to product innovation and design.
A car-dependent community within miles of major highways
Cypress Ridge is just east of Highway 1, and about 5 miles west of Highway 101, connecting drivers to destinations along the California Coast. Without access to public transportation, residents are heavily car-dependent, but the community's streets are lined with sidewalks. Arroyo Grande Community Hospital is about 5 miles away. It's a 15-mile trip to San Luis Obispo County Regional Airport, which offers direct flights to West Coast hubs via Alaskan, American and United Airlines; Fresno Yosemite International Airport is 159 miles away, and Los Angeles International Airport is 178 miles away.
