Rural living near the city of Arroyo Grande and the coast
In California's Central Coast region, Los Berros provides residents with plenty of space and views of the Santa Lucia Range's rolling foothills. This census designated place in the heart of wine country is 5 miles southeast of Arroyo Grande. “It’s super close to town and the beach, but it still has a rural feel, and you still get all the charm of being in an agricultural community because there’s big orchards and tons of fruit trees,” says area resident Lindsey Harn, an agent with Christie’s International Real Estate Group. “The freedom and the ability to have animals and sort of live off the land is very appealing, but you still have all the modern amenities of being close to a bigger town. It’s a great microclimate and you get the coastal influence.” Living amongst vineyards, orchards and row crops in an area with little commercial development means larger lot sizes for homeowners. “People move there for elbow room, mainly,” says area resident Byron Grant, a broker associate with Century 21. “You’ve got a little more privacy and the parcels are a little bit bigger.”

Homes on acreage
Home construction in Los Berros began in the late 20th century and continued through the early 2000s. “You tend to have a little bit more land, whether it’s a half-acre or 5 to 10 acres,” Harn says. “You’re generally on septic and well, and there’s no HOA’s so some people have chickens, goats and horses. It’s good for people who want barns and who have ATVs because you have a lot more freedom there.” Many properties also have guest houses. Buyers can find large California ranch-style homes and sprawling custom estates for anywhere from $1 million to over $3 million depending on acreage and square footage. Most homes have Mediterranean-style influence with stucco exteriors and clay tile roofs.

Three nearby golf courses and a large regional park
Golfers can tee off from their choice of three golf courses within 5 miles. Cypress Ridge Golf Course is a challenging 18-hole course lined with cypress trees. Blacklake Golf Resort is home to three nine-hole courses, while Monarch Dunes Golf Club has an 18-hole course and a 12-hole challenge course.
Located 5 miles southeast of Los Berros, Nipomo Community Park spans over 140 acres. Kids can play at the large playground and residents of all ages can play baseball and softball at the diamonds, or tennis and pickleball at the courts. There’s also a large open field for soccer and football, and a sand volleyball court. The off-leash dog park is a favorite among four-legged locals, and both dogs and people can stretch their legs on the walking paths through the 12-acre Nipomo Native Garden on the park's north side.
Career learning at Nipomo High
Los Berros is served by the Lucia Mar Unified School District. Students can attend Oceano Elementary, which receives a B-rating from Niche, and Paulding Middle, which earns a B-plus. At Nipomo High, which is graded with a B-plus, students can enroll in classes exploring a variety of career pathways in fields ranging from agriculture and natural resources to arts, media and entertainment.

Proximity to popular wineries, locally owned eateries and the historic Village of Arroyo Grande
Residents can pick up groceries at the locally owned JJ’s Market and Deli a few miles west of the neighborhood on Highway 1, with fresh local produce, a bakery and a deli counter. The in-house delicatessen is popular for its Santa Maria style barbeque and comfort sides. The fruits of the region can also be enjoyed at several local wineries. The family-owned Peacock Cellars Tasting Room & Farmstead on Los Berros Road serves an array of reds and whites and sells fresh produce, baked goods and homemade jam at the farmstand in the covered pavilion. Just east of Highway 101, Laetitia Vineyard & Winery is known for its Pinot Noir, Chardonnay and sparkling wines. The Blacklake Golf Resort's Blacklake Bar and Grill is popular for classic pub grub, and just east of there, the newly opened Beso Cocina is a hotspot for south-of-the-border tapas and signature cocktails. The Village of Arroyo Grande is a historic, turn-of-the-century shopping and dining district 5 miles north of Los Berros with locally owned boutiques, eateries and coffee shops.

A farmers market, a fall festival and a summer concert series in the Village of Arroyo Grande
Each Saturday afternoon, the SLO County Farmers’ Market in the Village of Arroyo Grande offers fresh produce and other local fare. From July through September, residents can bring a blanket or lawn chair to the Village of Arroyo Grande’s Heritage Square Park for a weekly Saturday concert series featuring local artists of all genres. The village also hosts the annual Harvest Festival and Parade on the last weekend in September as a tribute to the area’s agricultural industry, including food, craft vendor booths and live music. The scarecrow contest and wiener dog races are some of the most anticipated festival events.
Access to Highway 101
Los Berros is bordered to the east by U.S. Highway 101, leading north to Arroyo Grande and south to Nipomo. Los Berros is the main road that runs northwest-southeast through the neighborhood, from which everything is accessed. “Los Berros Road from the freeway is a major traffic corridor because of the truck traffic that goes to Oceana to pick up vegetables,” Grant says. “There’s a lot of 18 wheelers going up and down that road all day long. I don’t think it's all that noisy and It’s not a huge problem, but if you happen to have a house close to the road, it’s definitely a consideration.” San Luis Obispo County Regional Airport is about 15 miles north for nonstop flights to San Francisco, Los Angeles, San Diego, Phoenix, Las Vegas, Dallas-Fort Worth, Denver, Portland and Seattle. For emergency and specialized medical attention, Dignity Health’s Arroyo Grande Community Hospital is 5 miles northwest.
