About 35 miles west of Washington, D.C., Ashburn was once known as a farming community. But when the first Internet Exchange Point was established in Loudoun County in the 1990s, the accompanying rapid development eventually earned the suburb its nickname, Data Center Alley. Today, around 250 data centers are located here, and it's these employers that have attracted Ashburn’s 45,000 residents. “Most people move here to work here,” says Magdalena Anders, a Realtor with Keller Williams Realty Dulles, who has sold several homes in the area. “People in D.C. actually commute to Ashburn pretty often because of how many important companies and offices are here.” Commuters can travel via the Ashburn Metro Station, which is the last stop on the Silver Line. Anders adds that the community isn’t totally defined by corporate culture. “It’s also a popular place for families because it’s in a great school district, and there are some really great shopping centers.” Locals enjoy a location within the highly rated Loudoun County Public Schools district and have easy access to regional shopping centers, like the Leesburg Premium Outlets and Tysons Corner Center.

According to the Virginia Economic Development Partnership, up to 70% of the world's internet traffic passes through Ashburn, home to data centers for places like Amazon, Meta, Google and Microsoft. The suburb is also part of the Dulles Technology Corridor, with companies like DXC Technology and a 130-acre Verizon campus, which employs around 4,000 people.

Access to the Metro’s Silver Line, and Dulles International Airport is nearby

“If people need to commute to D.C., they’re taking the Metro nine times out of 10,” Anders says. “And most people will walk or bike to a station if they can.” The Ashburn Metro station and the Loudoun Gateway Metro station connect to the Silver Line, which reaches downtown D.C. in a little over an hour. Park-and-ride lots in the area offer Loudoun County bus routes to the Metro stations and shuttles directly to D.C. A 35-mile drive east on Virginia state Route 267 or Virginia state Route 7 leads to downtown D.C. Depending on traffic, the drive can take one to two hours.

Inova Loudoun Hospital is on Riverside Parkway, and Dulles International Airport is less than 10 miles east. Ashburn is within Loudoun County’s Airport Impact Overlay District, meaning flight paths pass over the area, and plane noise can often be heard. But Anders says this doesn’t bother most residents. “When you live here long enough, the plane noise is almost unnoticeable. It just becomes background noise.”

Ashburn is zoned for the Loudoun County Public Schools system, which is graded an A by Niche. The district educates around 81,700 students in kindergarten through high school and has a 13-to-1 student-teacher ratio. Virginia Academy is an A-minus-rated private school for children in preschool through high school. One Loudoun hosts community events, and Tysons Corner Center is easily accessible

Opened in 2012, One Loudoun is a mixed-use development with 60 stores and over 20 bars and restaurants. The open-air shopping center hosts a summer concert series between May and September and the One Loudoun Carnival from June to August. Dulles Town Center is an indoor mall with 185 stores, and Leesburg Premium Outlets has over 100 designer and name-brand retailers. Both shopping centers are less than 8 miles from Ashburn, but Anders says locals also frequent the 300 stores at Tysons Corner Center, 20 miles east. “There’s a Silver Line stop right outside [the shopping center], so people will take the Metro and spend a whole day shopping there.”

Waterfront parks and access to the Washington and Old Dominion Trail

Ashburn has eight parks, including Trailside Park, which has two Little League baseball diamonds. Reservoir Park offers hiking trails, fishing spots and kayak launches around Beaverdam Reservoir. Several other green spaces are nearby along the Potomac River, including Red Rock Wilderness Overlook Regional Park, less than 7 miles northwest. Locals can watch the Washington Commanders practice during the NFL’s off-season at the OrthoVirginia Training Center. The Ashburn Library has regular toddler story times and book clubs, while hockey and figure skating lessons are available at the Ashburn Ice House.

Once a railroad with the same name, the Washington and Old Dominion Trail, locally known as the W&OD, is accessible at several parks in Ashburn. The 45-mile-long asphalt trail runs from Purcellville to Shirlington, and a 32-mile equestrian trail is alongside it. Ashburn experiences hot summers and cold winters, averaging 21 inches of snowfall per year.
