Rural living in Paso Robles’ wine country

Creston is a rural, unincorporated agricultural community about 15 miles southeast of Paso Robles and 12 miles east of Atascadero. “If you're the kind of person who wants privacy with lots of acreage and space to breathe, Creston is your community," says Joanna Nowinski, a real estate agent with Century 21 Hometown Realty and a resident of nearby Templeton. “In California, it’s getting harder and harder to find space, so when someone says that they want to own land around here, people kind of laugh and say, ‘We don’t make that anymore.’ But Creston still has quite a bit of usable land.” The community is set within the larger Paso Robles wine region, and the local Creston District sub-region is especially known for its Cabernet Sauvignons. “Some people there have vineyards, and some people have cattle and horses,” Nowinski says. "You can almost go back in time there and be a cowboy.” Though it's home to fewer than 100 people, Creston has a strong sense of community. “People in Creston are very neighborly,” Nowiski says. “So even though you have lots of privacy with big properties, everyone knows and helps each other. People lend out their equipment to their neighbors and really like to support one another by buying eggs from a neighbor who has chickens, buying locally made honey or even olive oil.”

With sprawling acreage opportunities, much of the property value is in the land

According to Nowinski, residents commonly own anywhere from three to 150 acres, and much of the property value here is in the land. “You can buy land for $150,000 in some cases, but if it has a lot of acreage with a vineyard on it, the land can go for a few million dollars, depending on the production and quality of the grapes." Most homes date back to the early 1900s, though construction continued throughout the century. Most homes here are either small and manufactured or large and custom-built. "A lot of times the properties are family owned, so people keep them and hold onto them,” she says. "When a house does sell, appraisers have a hard time agreeing on a price, because there’s nothing else that’s similar to really to compare it to.” Nowinski says that residents often add accessory dwelling units to their existing homes, for use by family members; vineyard owners may install additional manufactured homes on their properties, for use by seasonal workers. "There are a lot of options with some of the large properties," says Nowinski, "especially if the utilities are already connected.” Existing utilities, Nowinski says, or the lack thereof, can play a major role in buyers deciding to move to Creston. “You have to be a little more self-sufficient out there,” she says. "You have your own well, your own septic and your own propane tank, and if there isn’t already a well on the property, you have to drill your own. Having solar panels helps, too, because if you buy land, you have to run your own electricity to the property, which can be costly.”

Proximity to wineries, with a few longstanding restaurants and shops that serve as community staples

Creston's few shopping and dining options can be found along the main thoroughfare of Webster Road. The Creston House is a community focal point, with a general store where residents can pick up groceries and made-to-order deli sandwiches, or stop in for coffee, milkshakes and fresh iced tea; weekly Taco Tuesday events are hosted on the outdoor patio here, with frozen margaritas and live music. Loading Chute is a popular steakhouse with a chic country vibe, serving oak-grilled meat, barbeque and seafood alongside an extensive list of wines. Longbranch Saloon is a go-to for burgers, bar bites and specialty cocktails, which residents can enjoy on the large, shaded dog-friendly patio; there's live music here on the weekends. A few doors down, Allgood Custom Leather is the local stop for western wear. There are several family-owned and -operated wineries within just a few miles. To the west, Defiance Vineyard is known for its Bordeaux varieties and Petite Sirah, while to the east, Chateau Margene is renowned for its Cabernet Sauvignon.

A community pool and a commute to parks in Atascadero

While there are no parks in Creston, there is an outdoor community pool at Creston Elementary. Residents can travel about 15 miles west to Atascadero's 102-acre Heilman Regional Park, which includes a disc golf course, tennis courts and two large play areas for kids. The paved path here is popular with joggers and dog walkers, and there's also an off-leash dog park here. Immediately north of Heilman, residents can tee off from the public 18-hole Chalk Mountain Golf Course.

Learning in Atascadero Unified School District

Creston is zoned for Atascadero Unified district schools, which include Creston Elementary, located right in town and rated B-plus by Niche. Students can travel west to Atascadero to attend Atascadero Middle and Atascadero High, which are both also graded B-plus. High schoolers can enroll in a variety of career and technical education courses, in fields ranging from agriculture and automotive to food service and hospitality.

A beloved annual rodeo and a 4th of July parade

Every September since 1996, the Creston Classic Rodeo has been held at the community’s rodeo grounds on Webster Road. This four-day event features professional rodeo performances, as well as team roping and barrel racing competitions. Residents also look forward to the annual 4th of July Parade along Webster Road, which is followed by a picnic and pool party at the community pool. The California Mid-State Fair, held in Paso Robles each July, also attracts area residents. “All the cattle ranchers and all the 4H kids sell their animals there,” Nowinski says.

A car-dependent community with access to State Route 229

State Route 229, known locally as Webster Road, runs north-south through Creston. This main thoroughfare leads about a mile north to State Route 41, and about 8 miles south to State Route 58; both routes lead roughly 10 miles west to Highway 101. Residents can also take State Route 41 about 30 miles west to get to popular beach destinations like Morro Bay. “You’re a 25-minute commute to Paso Robles, but because there’s no traffic, a lot of people don’t mind,” Nowinski says. Adventist Health’s Twin Cities Community Hospital is about 15 miles northwest in Templeton. San Luis County Regional Airport is about 30 miles southwest with nonstop flights to major hubs throughout the West.
