A historic community in Athens with vintage homes and mature trees
In Athens' historic Boulevard district, the trees took root when developers started to build houses over 120 years ago. Today, the leafy giants are the community's stronghold – with branches outstretched, hues varied and bright and heights that measure taller than the historic homes they complement. Boulevard's distinctive greenery and historic homes decorate the community's main street of the same name, making it one of the most striking residential roads in the city. "Boulevard is, by far, the absolute largest street you have ever been down. You need to go drive it," says broker associate Michelle Farmer of Athens Real Estate Associates. She moved to Athens to attend the University of Georgia in 1996 and hasn't left. "You need to see the trees that come over the street. They've been there for decades upon decades. And the homes are historic and beautiful." Boulevard's trees have garnered widespread appreciation over the years. "I love the maple trees. Especially when they turn bright red during the fall," says Cenobia Colon, an employee of White Tiger, a barbecue restaurant in the neighborhood. "I also love the way the gardens are set up. My favorite flowers that I see are spider lilies, which are these bright red lilies in most of these yards."
Boulevard has been home to the University of Georgia President, whose house currently lists for over $5 million, as well as popular musicians. "It's rumored that the lead singer of REM lives on a side street. Which I'm pretty sure he does because I've run into him at grocery stores," Farmer says. Boulevard is a short drive to downtown Athens and the University of Georgia, but it remains quiet. The community was listed on the National Register of Historic Places in 1985.

Homes date back to the early 1900s and vary in styles
Housing development began in 1898 after the neighborhood was designated as a streetcar suburb in the 1880s. Some of the community's oldest homes are embellished with century-old fixtures on intricate wood foundations. Styles range from Greek Revival and Queen Anne to Neoclassical and craftsman bungalows. "The houses are far from cookie-cutter," says Athens resident and local Realtor Marcelo Buril of Greater Athens Properties. "Each house has a unique characteristic, but they follow a general, southern style of architecture, especially noticeable with the windows and wrap-around porches."
Homes on Boulevard, the street, are the community's most desired. "Stuff doesn't go for sale on that street," Farmer says. "I've sold one in 18 years, and that was off-market. It's highly coveted." Homes specifically on the main Boulevard strip can list from $500,000, typically needing a couple of updates, to $1.2 million. Branching streets feature homes built in the first few decades of the 1900s, initially for middle-class and blue-collar families. They tend to measure between 1,000 and 1,500 square feet, feature at least two bedrooms and list between $250,000 and $500,000. Homes on these branching streets are typically cottages and bungalows.

Clarke Central High offers a robust athletics department
The Clarke County School District scores an overall B on Niche and serves nearly 12,500 students. Chase Street School sits in the community's heart and earns a B-plus on Niche. Clarke Middle School and Clarke Central High School, located about 2 miles outside Boulevard, earn a B-minus and A-minus on Niche, respectively. Clarke Central High, home of the Gladiators, has a robust athletics department with football, golf, track and field and swimming. The school has won two national, 10 state and 77 regional championships.

Walks through Boulevard Woods
On Boulevard's east end is Boulevard Woods Park, a 1.8-acre site with a walking loop, playground and several benches. The park was undeveloped and unused for decades until the Boulevard Neighborhood Association helped transform it into the community's first official park. It opened in 2016. Most houses in Boulevard are under 2 miles from Bishop Park, an Athens staple. The park has tennis courts, softball fields and a track, and Athens-Clarke County Leisure Services often use its facilities. "When my kids took tennis through the county, they always played at Bishop Park," says local Realtor Gena Knox of Ansley Real Estate and Christie's International Real Estate. She's lived in Athens for over 20 years.

Barbecue plates at White Tiger
White Tiger is a casual eatery that serves barbecue baskets with sides like mac-and-cheese and coleslaw. The restaurant occupies one of Boulevard's historic houses, so it feels like home to its regulars, whom the workers know by name. They also offer hot dogs, burgers, tacos and a pimento cheese and cracker plate that folks love. Colorfully painted metal and wood chairs surround sizable dining tables under pink and silver disco balls. A white tiger sculpture overlooks the restaurant, and local artist Mary Porter donated paintings that ornament the walls.
Maepole, within walking distance from most homes, is another locally owned spot known for quickly made, health-conscious meals. Visitors choose a base, side and protein and finish with a sauce such as sriracha honey or spicy avocado. On Prince Avenue, Marti's at Midday comes highly recommended by Knox, and Agua Linda is one of Farmer's favorites in the area. The Old Pal is a rustic cocktail bar, and Athentic Brewing Company offers hops and live music. Kroger is about 2 miles away.

Live music at the annual Porchfest
Residential porches become makeshift stages during Porchfest, an Athens music festival with hundreds of local live acts. Athens, home of REM, Widespread Panic and the B-52s, has an esteemed music scene, and Porchfest puts in on display yearly from over 150 porches. "They blast social media and say don't drive, catch an Uber or bike, because there are just so many people in the streets going from porch to porch," Buril says. "Twenty bands start playing at one hour, and then 20 more start the next. People run from one band to another, all for free." Buril has watched the event grow over the years and has been both a spectator and a performer. "I performed at Porchfest last year. It's super fun." Another popular event is Boo-le-Bark on the Boulevard, where locals bring their pets dressed up in costumes in October. The event hosts a costume contest, where the pet and owner can win accolades, such as "best overall." "My bass player and his dog won most creative at Boo-le-Bark," Buril says. "He has a little Dachshund named Twinkie, and Twinkie was dressed as a ballerina."

Navigating Athens
