Mix of single-family homes, condos and apartments
Homes in Ardmore rest on compact, well-maintained lots and feature a variety of architectural styles, including brick Colonial Revivals, two-story craftsman houses and ranch homes with dormer windows. “Homes always sell well in that area because of the proximity to downtown Atlanta and just the charm and character,” Daws says. “You don’t see a decline in prices.” Single-family homes in Ardmore cost between $800,000 and $1 million, though homes come up for sale infrequently. Condos start around $300,000 and run upwards of $700,000. The Brookwood, a 19-story condo building on Peachtree Street, is among Ardmore’s many multi-family dwellings. Residents can buy or rent units in the building, with a three-bedroom unit costing around $700,000. “It’s got great diversity of architecture,” says Collette McDonald, a realtor with EXP Realty, who has been selling homes in the area for 23 years. “You have homes built in the 1940s up to new construction.”Walking or biking through Ardmore Park, Tanyard Creek Park and Atlanta Memorial Park
Neighborhood residents can easily walk to Ardmore Park, a family-friendly park with a playground and Northside Trail going through it. On Northside Trail, park visitors can walk or bike from Ardmore Park through the scenic trails and wooden trestle bridges of Tanyard Creek Park and Atlanta Memorial Park. Atlanta Memorial Park, the third-largest park in Atlanta, has more facilities like the Bobby Jones Golf Course and Bitsy Grant Tennis Center. The trail is also part of the larger Atlanta BeltLine, a 22-mile paved walking and biking loop around the city.Students attend E. Rivers Elementary, Sutton Middle and North Atlanta High
Public school students living in Ardmore are zoned to attend E. Rivers Elementary School, which earned a B-plus from Niche. E. Rivers and the other nearby elementary schools funnel into Sutton Middle School and North Atlanta High School, which earned B-plus and A-minus grades, respectively. The school opened in its new building in 2013 and has facilities such as a robotics lab, auditorium and rifle range.Events at Atlanta Memorial Park and the Museum of Contemporary Art
Ardmore residents are close to cultural events and exhibitions at Georgia’s Museum of Contemporary Art, just a mile northeast. The museum hosts a rotating selection of works from local artists and has educational resources like an art library and video installation room for artists and residents. Nearby Atlanta Memorial Park hosts events year-round, including the annual Memorial in Motion festival in October with live music and food trucks, summer movies in the park, and conservation efforts like park clean-ups and forest restorations.Residents drive on I-75 and walk on the BeltLine
Many Ardmore residents work at Piedmont Atlanta Hospital, a 643-bed facility, within a short walk of anywhere in the neighborhood. Locals can also quickly commute to Midtown Atlanta and downtown Atlanta via Peachtree Road NE or Interstate 75. “The great thing about this area is that you never have to get on an interstate to get anywhere,” McDonald says. “You can get to downtown Atlanta in 10 minutes on back roads.” Plus, thanks to the Atlanta BeltLine connecting through Ardmore, residents can forgo their cars altogether when traveling to neighboring residential areas, parks and restaurants.Locals walk to restaurants like Egg Harbor Cafe
Neighborhood locals are within walking distance of dozens of restaurants, salons and medical offices. The Brookwood condominium building has over a dozen businesses on the street level, including Egg Harbor Cafe. This popular restaurant serves breakfast and brunch staples like hashbrown skillets, Belgian waffles and eggs benedict. R. Thomas Deluxe Grill on Peachtree Street serves fresh-pressed juice, all-day breakfast and American food with plenty of vegetarian options. Locals enjoy the restaurant’s eclectic decor with bright, patterned tablecloths and colorful lanterns in its covered patio.
