Why Ardmore is a desirable place to live

Ardmore is a well-established neighborhood in South Buckhead, known for its charming homes and tree-lined streets that feel quietly tucked away from nearby highways and major employers. It’s anchored by a namesake park along an Atlanta BeltLine spur, which links with a public golf course and a tennis center. Coffee shops, soul food spots and eclectic diners are just a quick walk away, and highly rated public schools serve the community. This blend of suburban calm and urban energy, combined with its location just 6 miles from Downtown Atlanta, makes Ardmore a vibrant, family friendly place to live.

How the neighborhood association supports Ardmore

The median sale price in Ardmore is around $650,000, which is higher than Atlanta's median of $425,000. One- to two-bedroom condos generally start in the low $200,000s and can climb into the low $600,000s. Three- to four-bedroom units tend to range from the upper $600,000s to the $700,000s, with penthouses occasionally hitting $1 million. Single-family homes include Cape Cod cottages, Colonial Revivals and Craftsman-style bungalows, typically costing between $1.2 million and $1.5 million; however, these properties rarely hit the market. “The stock is just really low,” says Kirsten Conover, a real estate agent with Berkshire Hathaway HomeServices Georgia Properties who lives in the Buckhead area. “And if one does go up for sale, then there’s typically a bidding war before it sells within like a day.”

Recreational spaces along the Atlanta BeltLine Northside Trail

Oak and maple trees tower over the playground at Ardmore Park, which sits along the Atlanta BeltLine Northside Trail. The roughly 3-mile-long path connects several nearby recreational spaces, including:

  • Tanyard Creek Park, where historical markers detail the Civil War’s Battle of Peachtree Creek
  • Bitsy Grant Tennis Center, home to hard and clay courts, along with programs for both adults and children
  • Bobby Jones Golf Course, known for its reversible design that allows golfers to play the same nine holes in two different ways
  • Atlanta Memorial Park, a popular space for community events ranging from movie nights to annual festivals like Memorial in Motion

How long it takes to get downtown from Ardmore

Ardmore offers easy access to Interstate 85, Interstate 75 and U.S. Route 19, locally called Peachtree Road. However, commuters don’t need to get on the highway to reach Downtown Atlanta, which is about 15 to 45 minutes away, depending on traffic. “This is the southernmost part of Buckhead, so while the commute downtown can seem long during rush hour, it’s a whole lot closer than other neighborhoods in the area,” Conover says. MARTA provides the neighborhood with bus service, and the Peachtree Amtrak station is less than a mile south.

Where kids go to school in Ardmore

Ardmore is zoned for highly rated Atlanta Public Schools, like E. Rivers Elementary School, Willis A. Sutton Middle School and North Atlanta High School. Top-rated private options, including Heritage Preparatory School, are also within 5 miles.

Restaurants and a major hospital sit along Peachtree Road

Peachtree Road runs along Ardmore’s east side and is a major thoroughfare lined with a diverse mix of restaurants, including:

  • The Hive, a soul food favorite that offers brunch specials and regularly has live music
  • Bellwood Coffee, a contemporary café known for its rotating selection of seasonal lattes
  • R. Thomas Deluxe Grill, a longtime local spot celebrated for its funky décor and eclectic menu, which ranges from smoothies to pasta
Peachtree Road is also home to Piedmont Atlanta Hospital, a 643-bed facility that employs around 5,000 people. “A pretty significant number of healthcare professionals rent apartments or buy in Ardmore because they can walk or bike to the hospital,” Conover says.

How the neighborhood association supports Ardmore

The Ardmore Park Neighborhood Association raises funds for improvements at the park and supports maintenance of the community’s winding roads. While membership isn’t required, many residents choose to join. “Everybody has really well-landscaped lawns, and the trees are all big and mature, so you can tell people really care about the neighborhood looking nice,” Conover says.
