Longtime residents limit Audubon Forest’s housing stock

Audubon Forest was established in the 1940s, and many of its original residents still call the neighborhood home. “Houses always get a lot of interest as soon as they’re listed because it’s rare for this neighborhood to have anything on the market,” says Michael Nolan, a real estate agent with EXP Realty who has sold several homes in the neighborhood. “There’s a large population of older people who have been in their homes for decades, and sometimes, they pass it down to a relative.”

The commute from Audubon Forest to Downtown Atlanta is easy

Driving to Downtown Atlanta typically takes between 15 and 30 minutes, depending on traffic. “That’s a really easy commute for the Atlanta Area,” Nolan says. “You don’t have to get on the highway, so that helps.” MARTA provides bus service along Beecher Road, but most residents still rely on cars to get around.

Nature trails are near Audubon Forest

The neighborhood offers easy access to several green spaces with scenic trails winding through old-growth forests. At Lionel Hampton-Beecher Hills Nature Preserve, paths loop beneath tall sugar maples, magnolias and tulip poplars. One trail even connects with the Atlanta Beltline, a 22-mile network that links parks, shopping centers and neighborhoods across the city. People hiking through Cascades Springs Nature Preserve will pass a historic springhouse, Civil War-era earthworks and a creek that leads to a waterfall. The public 9-hole John A. White Golf is also just a couple of miles away.

Restaurants serving comfort food and southern classics line Cascades Road, about a mile south, and grocery stores like Kroger and Publix are less than 3 miles west.

Neighbors keep Audubon Forest well-maintained

The Audubon Forest Neighborhood Association holds monthly meetings at Hoosier Memorial United Methodist Church. Membership is voluntary, and the group organizes activities like coffee meetups with neighbors and community cleanups along local streets and at the Lionel Hampton-Beecher Hills Nature Preserve. “When you drive around this neighborhood, you can tell that people really care about where they live,” Nolan says. “The grass is mowed, and the leaves are all picked up, so it’s a really well-maintained area.”
