Why people move to Cascade Heights

Cascade Heights provides a quiet, nature-focused setting with winding roads and midcentury homes shaded by mature oak and pine trees. The neighborhood is part of the Cascade Heights Greenspace District, which includes around 600 acres of parkland for hiking, biking and golfing. After some time outside, you can grab a bite to eat at one of the locally owned soul food restaurants along Cascade Road. And even with its tucked-away feel, Cascade Heights is just 6 miles southwest of Downtown Atlanta and right next to Interstate 285, locally known as The Perimeter.

What homes and prices look like in Cascade Heights

Cascade Heights’ housing stock is mostly made up of ranch-style homes, split-levels and Colonial Revivals. Many sit on spacious, forested lots, which is part of what makes living here so peaceful. “One morning, I looked out my back window, and I saw a doe and its fawn eating some leaves off one of my trees,” says Sybil Scott, a Realtor with Harry Norman Realtors who has lived in the neighborhood since the 1990s. The median sale price in Cascade Heights is around $310,000, which is less than Atlanta's median of about $425,000. Prices typically range from the upper $100,000s to the upper $500,000s, depending on the house’s age, size and condition.

Places to hike and golf in the Cascade Heights Greenspace District

Cascade Springs Nature Preserve sits at the heart of the neighborhood and is part of the larger Cascade Heights Greenspace District. A lot of residents help take care of it by joining the Cascade Springs Nature Conservancy. “One of my neighbors is always out there picking up litter or clearing up overgrown weeds,” Scott says. As you hike through the preserve, you’ll come across:

  • A small waterfall flowing over a cluster of boulders
  • Several small ponds that are home to frogs and turtles
  • Earthworks and trenches from the Civil War
  • A moss-covered pump house dating back to the early 20th century
Other green spaces in the district include Adams Park and John A. White Park, which both have public 18-hole golf courses that double as popular neighborhood hangouts. “We have a men’s golf group and a women’s golf group, and they switch between the two courses for their weekly rounds,” Scott says.

Where kids go to school

Cascade Heights is zoned for Atlanta Public Schools, and kids can go to L.O. Kimberly Elementary School, Ralph J. Bunche Middle School and Daniel McLaughlin Therrell High School. The high school offers Career, Technical and Agricultural Education pathways in fields like film, culinary arts and health science.

Soul food restaurants in Cascade Heights and nearby grocery stores

The Point at Cascade is a small restaurant corridor on the neighborhood’s east side, with a mix of longtime favorites and newer spots. “People actually come over here to do food crawls and try all of our soul food,” Scott says. Some of the most popular soul food restaurants in the area include:

  • The Beautiful Restaurant, a cafeteria-style spot that has been around since 1979
  • Big Daddy’s Café, known for its meatloaf and baked chicken
  • Oreatha’s, which opened in 2022 and has a signature cocktail menu and regular live music nights
  • Natalie Bianca, where soul food classics take on global flavors, including Thai-seasoned catfish and oxtail lasagna
Every once in a while, there’s a farmers market in the parking lot of J.R. Crickets, a sports bar that’s also along the corridor. “It’s kind of a word-of-mouth event,” Scott says. “Sometimes it’s there on Saturday, and sometimes it’s not.” For everyday errands, you’ll find a Kroger, a Publix and a Walmart Supercenter just west of the neighborhood.

Driving to Downtown Atlanta, Buckhead and Sandy Springs

Cascade Road leads to Downtown Atlanta, which is about 15 to 40 minutes away, depending on traffic. The neighborhood is also just east of The Perimeter, which loops around the whole city and is a direct route to places like Buckhead and Sandy Springs, both less than 25 miles away. You can also hop on a MARTA bus to get around the city.
