Bolton is a growing on Atlanta’s Upper Westside

Just south of the Chattahoochee River, Bolton is a developing community in Atlanta’s Upper Westside, overlooked by the Bolton Neighborhood Association. Named after railroad commissioner Charles Bolton in the 19th century, the neighborhood sits next to a major train yard. "Over the last 15 to 20 years, the neighborhood has developed into mixed-use residential and retail districts," says Juli St. George, an award-winning associate broker and team lead at Keller Williams Intown Atlanta. “Anything north, especially the northeast quadrant, has some of the most expensive housing. Developers keep building townhomes, and people still want to be north of the city." Homes in Bolton surround Bolton Academy and are easily accessible to highways and Westside Reservoir Park, Atlanta’s newest and largest green space.

Award-winning restaurants at The Works

The Upper Westside’s growth includes new restaurants, breweries and entertainment. “The commercial district is driving the area,” says St. George. “People, sprawling breweries, fun spots like Topgolf and local restaurants." Local favorites include Nuevo Laredo Cantina, which has been serving homestyle Mexican cuisine since 1992, and Henri’s Bakery & Deli, an Atlanta staple since 1929, known for cookies, French pastries and sandwiches. Scofflaw Brewing Co.’s taproom has indoor and outdoor seating, while Chattahoochee Food Works anchors The Works, a mixed-use development that opened in 2022. On Marietta Road Northwest, The Companion occupies a renovated hardware store with hand-painted murals, bookshelves, and an outdoor bar. Publix at Moores Mill Center is just a mile away. “The neighborhood is close to Vinings. People often go there or to Smyrna and Buckhead for shopping and dining,” she says.

The neighborhood offers historic Craftsman and bungalows dating back to the 1930s, 1940s and 1950s. Streets are very narrow, but sidewalks follow along on both sides, giving the neighborhood a very close feel. Some houses are walkable to Bolton Academy, and churches and little free libraries dot the neighborhood. Homes over 2,400 square feet can cost between $610,000 to over $800,000 for houses built in the late 2010s. In late 2024, Whetstone Cove began construction on a vacant lot of contemporary townhouses ranging from $650,000 to $750,000, some offering balconies and rooftop terraces.

Biking and hiking along Whetstone Creek Trail

Whetstone Creek Trail stretches nearly 4 miles, winding past wooded bridges and a hidden bamboo forest. Part of the rails-to-trails project, it transforms an old railway into a walkable greenway. Spink-Collins Park spans 20 acres with towering native trees and a quarter-mile trail connected to outdoor workout equipment. It has been the site of community cleanups focused on preserving the natural ecosystem. Near Publix, Sara J. González Memorial Park is a tree-filled triangular green space maintained by the community with a focus on diversity. It features a unity plaza, an all-abilities playground, and programs like “Sprouting Readers,” a gardening initiative with Emory University’s Urban Health Initiative. Three miles south, Westside Reservoir Park is one of the city’s newest parks. Home to an open quarry, it connects to the Westside Trail and draws visitors for its large playground and scenic views.

Access to Interstates 75 and 285

The neighborhood is six miles from Midtown via Collier Road or I-75 and less than a mile from I-285, making the 19-mile drive to Hartsfield-Jackson Airport easy. MARTA bus stops line Marietta Boulevard, and Piedmont Atlanta Hospital is four miles away. Nearby cement plants and industrial sites impact air quality. “You can sit on your back porch and hear the trains screeching for sure,” St. George says, “but people aren’t deterred by it.”
