What it's like to live in Paces

Paces is an affluent Buckhead neighborhood east of the Chattahoochee River. It has some of Atlanta's most expensive homes, many tucked away on large, forested lots. Locals often spend their free time boating, hiking and going out to eat at upscale restaurants along the water. The neighborhood is also home to highly rated private and public schools. Although this spacious, nature-focused setting can feel secluded, Paces remains well-connected with an active civic association and easy access to Interstate 75.

House styles, sizes and what they cost

Neoclassical ranch styles, Colonial Revivals and contemporary homes dot Pace’s winding roads, which are densely shaded by oak, hickory and pine trees. Houses here are notably large, ranging from about 4,000 to more than 15,000 square feet. “Just about every house here is a mansion,” says Debra Johnston, a Realtor with Coldwell Banker who has lived in the neighborhood since the 1990s. “And lots have a 1-acre minimum, so there’s enough space for pools or tennis courts on most of our properties.” Smaller homes typically start in the lower $1 millions and reach the upper $2 millions, while larger homes can fall anywhere between $3 million and $6 million. The median sale price is roughly $1.1 million, well above Atlanta's a median of about $425,000. “It’s expensive, but you’re paying for privacy,” Johnston says. “Some houses aren’t visible from the road, and a lot of them have gates all around the property.”

Things to do on the Chattahoochee River

Paces Mill is a place to launch small motorboats, paddleboats and rafts on the Chattahoochee River. Cruising along the calm water, you can stop to go fishing or watch wildlife like great blue herons and bald eagles. “It feels like you’ve gone hours outside of the city because there’s so much nature around you,” Johnston says. Paces Mill is part of the broader Chattahoochee River National Recreation Area, which is home to several trails, including:

  • Rottenwood Creek Trail, a paved path popular with joggers
  • West Palisades Trail, known for its rugged terrain and steep inclines
  • Whitewater Creek Trail, which winds past a bamboo forest and river rapids

Public schools and private schools

Paces is zoned for Atlanta Public Schools, like North Atlanta High School, which is located in a former IBM office building at the neighborhood’s core. It offers an International Baccalaureate Diploma Programme and a wide variety of classes, ranging from physics to Arabic. Private school choices in the area include Westminster Schools and The Lovett School, both of which serve students from kindergarten through twelfth grade.

Places to eat and shop near Paces

Several restaurants are near Paces, including Canoe, which sits right along the Chattahoochee River. “It could be freezing cold outside, and I’d still want to go there and eat outside because it’s so peaceful,” Johnston says. Stone walking paths, mature trees and manicured gardens along the river’s edge create a serene setting for enjoying eggs Benedict at brunch or venison at dinner. Nearby, Paces Ferry Plaza has more restaurants, as well as grocery stores like Whole Foods Market. High-end Buckhead shopping centers, including Lennox Square and Phipps Plaza, are also less than 10 miles away.

Getting to Downtown Atlanta and Midtown Atlanta

You need a car to get around Paces, which is just west of I-75. The highway offers a direct route to Downtown Atlanta and Midtown Atlanta, both less than 10 miles south. Driving to either place typically takes 15 to 30 minutes, depending on traffic.

What the civic association does

The Paces Civic Association funds the neighborhood security patrol, which checks on homes and collects packages for residents who are out of town. It also brings neighbors together with community events, like the annual fall picnic, and social groups, like the book club. While membership isn’t required, many residents choose to join anyway. “It’s how I’ve gotten to know everyone over the years,” Johnston says. “People tend to feel a little left out if they’re not involved.”
