A residential neighborhood right outside central Auburn

Just east of downtown Auburn, Washington, Wynaco offers tranquility outside the busier city scene. It’s also nestled in the Green River region, giving a slew of opportunities for outdoor recreation. Plus, the proximity to casual restaurants, a high-end shopping center and Interstate 5 keep everything comfortably within reach. "It’s the kind of area that is a little more sought after because you tend to be out of the city a bit but not super rural. You’re still connected and it's easy to commute,” says Joe Bauman, who grew up in Auburn and works as a managing broker for John L. Scott Real Estate.

Popular styles include single-story and Craftsman homes

Wynaco homes are a mix of ramblers and sizable Craftsman homes. Single-story ramblers with three or four bedrooms can range from $492,000 to 920,000. These properties have up to 2,000 square feet per property. Larger homes with three or four bedrooms can range between $900,000 and $1.7 million, with nearly double the square footage. Properties typically remain on the market for 41 days before selling. "It’s a very diverse set of properties in all price ranges. You can get more for your money while still being connected," says Bauman. Wynaco’s CAP Index Crime Score is also exceptionally low, scoring a 1 compared to the national average of 4.

Casual dining and luxury shopping options in Wynaco

Draft Choice Sports Bar & Grill serves casual grub and hosts poker games and karaoke nights. Kelly Lattes is a small coffee spot that offers hot and cold drinks, pastries and mini donuts. There is also outdoor seating and drive-through options. Grocery shoppers will need to make a short 7-mile drive to the Walmart Supercenter at The Outlet Collection Seattle. This is also where to find stores for everyday needs in apparel, electronics and more.

World-class golf, lake fishing and exercise around Wynaco and Auburn

The Washington National Golf Club is an 18-hole championship golf course. The course is also home to the men’s and women’s teams at the University of Washington, hence the purple and gold-themed touches found everywhere on the course. At Lake Holm, anglers can cast lines for rainbow trout and largemouth bass. For indoor recreation and exercise, the Auburn Community & Events Center has a gym and workout room as well as a Community Fitness program.

Wynaco's public school options

Schools include Lake View Elementary, rated B from Niche, and Cascade Middle School, rated B-minus. Auburn High School receives a B and offers after-school clubs for interests like crochet, auto skills and anime. The nearby Green River College ranks among Washington state’s top community colleges and includes degree programs in aviation, broadcasting and national resources.

Drag races, performing arts and historic farmhouse tours

Just north of Wynaco, attendees at the Pacific Raceways can catch drag races and car shows. The city of Auburn itself also hosts special events, like the Auburn Community & Events Center’s holiday gingerbread contests. There is also a robust performing arts scene in the city, and the Auburn Performing Arts Center has plenty of entertaining shows. The Auburn Library hosts lots of events in-person and online, including ESL conversation hours, tutoring sessions and open mic poetry nights for teens. Neely Mansion, a nineteenth-century Victorian farmhouse, is listed on the National Register of Historic Places and has been called home by five different cultures over several decades. It currently offers tours and special events.

Using Interstate 5 and getting medical care

Interstate 5 serves as a connection to major Washington cities, including Seattle, Tacoma and Olympia. The Seattle-Tacoma Airport is 25 miles away, which can be reached by using SE Auburn Black Diamond Road to the sprawling I-5. The nearest hospital, MultiCare Auburn Medical Center, is 5 miles away.

Wynaco's critical flood and air quality risks

The environmental risks according to First Street include a major risk for flooding, a moderate risk for wildfires and a severe risk for poor air quality. Homebuyers should keep these in mind when selecting a house, as some properties may hold more risk for floods than others.
