Hancock Mill is a rural community about 20 miles from the heart of Augusta
Hancock Mill is so rural it’s inconspicuous. “You could drive right through it and blink, and you’ll miss it,” says local broker Drew May, co-owner of Leading Edge Real Estate. May and his wife, Christine May, have served Richmond County homebuyers for nearly 30 years. “Most people don’t even know what it is because it’s such a small community.” Homes here are tucked away from major roadways on woodsy lots generally larger than those in the Augusta metro area. Outside its limited housing market, the community mainly comprises farms and forests. “There’s a lot of pine trees and many farms that grow peanuts and collared greens and what-not,” May says. The community also has several churches, including Pine Hill Baptist Church and Liberty Methodist Church.
A mix of manufactured homes and contemporary colonials on sizable lots
The community features just a few hundred homes. The Hancock Mill subdivision, the community’s namesake, consists of manufactured homes, while the Arcadia subdivision mainly features contemporary colonials built in the early 2000s. Mid-century ranches and additional manufactured homes sit on independent lots spread across the community. Properties offer privacy and space for farm animals. “You’re going to find one to two-acre lots for the most part,” May says. A few dozen homes sit on upwards of 10 acres. Homes generally list from $100,000 to $325,000, but those in the Arcadia subdivision sell between $350,000 and $500,000.
Cross Creek High School has several student clubs
The Richmond County School System has a C on Niche and serves nearly 30,000 students. Most homes are zoned for McBean Elementary School, which scores a C-plus on Niche, but several houses in the community’s north end are zoned for the C-rated Goshen Elementary School. Pine Hill Middle School receives a C-minus on Niche, and Cross Creek High School has a C. CCHS features several student clubs and organizations, from Astronomy Club and Gamer’s Guild to Future Georgia Educators and DECA. The Georgia School for Innovation and the Classics, a K-12 charter school about 6 miles west of Hancock Mill, has a B-minus on Niche. It offers secondary students various career pathways, from entertainment technology to healthcare science.
Shopping in downtown Hephzibah or dining in Augusta
Hancock Mill has limited commercial activity outside of Dollar General and a couple of convenience stores. Residents typically head to downtown Hephzibah, Augusta or Waynesboro to dine or grab groceries. KJ’s Market is one of the nearest big-box grocery stores, located about 7 miles away in Hephzibah. Several close-quartered shopping centers are 13 miles away at the corner of Tobacco and Windsor Spring Roads. They feature stores like Walmart Neighborhood Market and Citi Trends, as well as fast-food restaurants like Popeye’s and Sonic. Bambino’s New York Style Pizzeria, around 11 miles away, is a popular nearby restaurant with calzones, stromboli, pizza and fried appetizers.
Nearby golf courses and the McBean Community Park
Hancock Mill is home to the Pointe South Golf Club, which operates an 18-hole course lined with pine trees and thousands of azaleas. The course is open to the public and offers daily rates, but memberships are also available. Locals also make the 10-mile trip to enjoy the golf course at Goshen Golf Course. It sprawls across 7,400 yards and offers views of Goshen Lake. Hancock Mill doesn’t have public parks, but McBean Community Park is a couple of miles east in the heart of McBean. It offers playgrounds, a community garden and a central community building with a kitchen and fitness room. According to May, residents also enjoy the outdoors right in their backyards. “Many people here like hunting, fishing, gardening and other outdoor activities,” May says.
Heading into Augusta
Hancock Mill is a car-dependent community bounded by U.S. Route 25 to the west. Augusta is about 20 miles north, where interstates 520 and 20 are accessible. It’s also home to Piedmont Augusta, one of the nearest hospitals to Hancock Mill. Augusta Regional Airport is about 12 miles away, offering domestic flights. Waynesboro is a 13-mile trip south on Route 25.
Crime
Hancock Mill’s overall CAP Index crime score is 2 out of 10, lower than the national average of 4.
