Laney Walker’s housing blends old and new

In Laney Walker, you’ll find small cottages built from the early to mid-1900s, with new construction sprinkled in. Some older homes carry classic details like high ceilings, decorative fireplaces and striking staircases, while newer two-story builds have introduced contemporary finishes like quartz countertops, Shaker cabinets and luxury vinyl flooring. “These are beautiful homes,” says Stuart Brooks, an associate broker with Realty One Group Visionaries, who has sold homes throughout Augusta. “Investors are coming in and redoing the historic homes; they’re bringing them up to date.” The median sale price is around $160,000, with listings generally ranging from the lower $50,000s to the upper $200,000s, depending on size, age and condition. “The city has a program that if you purchase one of these homes, you can get up to $25,000 in assistance for a down payment and a 10-year property tax deduction,” Brooks says.

How revitalization is shaping Laney Walker’s future

Laney Walker and its neighbor, Bethlehem, were once thriving but chronically underinvested neighborhoods. “It’s so rich in history that the city has put a lot of money into rebuilding it,” Brooks says. Here’s what potential homebuyers should know:

  • A new affordable housing building was announced for Laney Walker Boulevard in 2023, along with The Lenox, a market-rate apartment complex that won tax credits the same year.
  • A 10-townhome project was approved along Twelfth Street in 2025, alongside continued approvals for individual single-family builds.
  • A larger mixed-use project on Laney Walker Boulevard was announced in spring 2025, with upcoming restaurants, retail and nearly 100 new homes.
  • Streetscape upgrades along Laney-Walker Boulevard, including new sidewalks, landscaping and low-impact stormwater features, are underway.
  • Preservation of historic landmarks, such as the restoration of the Rev. Charles T. Walker house, is a continued local effort.

Laney Walker is a historic neighborhood that blends significant landmarks with modern streetscapes and everyday recreational spaces. Here are some things you can do in the neighborhood:

  • Stop by the Lucy Craft Laney Museum of Black History, the community’s cultural anchor, which celebrates African American history in Augusta through artifacts, art and rotating exhibits.
  • Visit Tabernacle Baptist Church, a century-old, architecturally striking sanctuary that was a pillar of the city’s civil rights history and hosted the funeral of hometown legend James Brown.
  • Spend an afternoon at Dyess Park, which features basketball and tennis courts, a playground, a walking track and picnic areas.
  • Check out a book from the Wallace Library.
The next neighborhood over, Downtown Augusta adds even more things to do. You can walk along the Augusta Riverwalk, a multi-level path along the Savannah River that features a brick-lined upper trail and a lower section closer to the water. Where Laney Walker students can go to school

The Richmond County School System serves Laney Walker. The district offers transfer opportunities alongside specialty and magnet programs, where admission is competitive and determined by grades, conduct, attendance and a district-administered math and reading assessment. Laney Walker is home to two magnet schools. At A.R. Johnson Health Science & Engineering Magnet School, sixth to 12th-grade students can pursue healthcare and engineering pathways, earning industry credentials upon graduation. C.T. Walker Traditional Magnet School, serving kindergarten through eighth grade, is a back-to-basics school model that emphasizes academic rigor and structure. The neighborhood also includes Lucy C. Laney Comprehensive High School, a traditional public high school. It offers the Academy of Advanced Placement Studies, along with career-focused programs in law, cosmetology and Army JROTC.

What to know about transportation in Laney Walker

Gordon Highway passes through Laney Walker, and the Calhoun Expressway and Broad Street connect to the greater Augusta area. Augusta Transit operates bus routes throughout the city, with the Brown Line and Blue Line running through the neighborhood. Augusta University's JagExpress shuttles also have stops in the community, and its campus is in the nearby Uptown neighborhood, also home to the city’s medical district. For air travel, Augusta Regional Airport is about 8 miles away.
