McBean is a rural community in Hephzibah with sizable lots

McBean is quintessential rural America, defined by its winding backroads, sizable woodsy properties and green pastures often cross-fenced for horses and other farm animals. “McBean has a small-town, country feel,” says local Realtor Justin Bolin of Vandermorgan Realty. He’s sold homes across the region for more than 20 years and previously lived in McBean. “While it’s rural, it’s still conveniently located. It’s far out without being too far out.” Much of the draw is in the community’s land, where the median lot size is just over an acre, and its average housing values are just under the Augusta Metro area. The community has little commercial activity, but nearby townships and cities provide big-box stores and restaurants. The community is home to and near several places of worship, including Miracle Baptist Church and Pine Hill Baptist Church.

Various housing options on at least an acre of land

Housing styles and property sizes vary widely in McBean. “You’ve got a little bit of everything here,” Bolin says. “You have smaller homes, manufactured homes, stick-builds, brick ranches and more. It’s not a one-size-fits-all community.” Most homes were built after 1970, but many homes for sale are newly or recently constructed. Housing styles range from contemporary colonial and new traditional to farmhouses and ranches. Homes in subdivisions like Cedar Ridge Farms and Hunter’s Mill sit on about an acre of land where residents can see their neighbors. However, many homes sit on several acres surrounded by trees. Many properties measure from 50 to 100 acres, where some residents ride ATVs or pick blackberries. Homes here list from $100,000 to $500,000, with the higher end featuring more land and a newer construction date.

McBean Community Park is a central gathering point

McBean Community Park is the area’s only public park. The park’s community building features a kitchen, fitness room and open space for meetings and events, like bingo. The park’s outdoor amenities include playgrounds, a covered pavilion and a community garden. McBean is also near a couple of golf courses. Pointe South Golf Club operates an 18-hole course just off Peach Orchard Road. The course stretches around several small lakes featuring old-growth trees and thousands of azaleas. Goshen Golf Club’s Ellis Maples Golf Course sprawls across 7,400 yards, wrapping Goshen Lake.

Navigating McBean and heading into Augusta

McBean is a car-dependent community far from major metropolitan areas. U.S. Route 25 is accessible just west of McBean, leading to downtown Augusta about 18 miles north and Waynesboro about 15 miles south. Interstate 520 is about 12 miles away. Piedmont Augusta is one of the nearest hospitals, and Augusta Regional Airport offers domestic flights about 10 miles from McBean.

McBean’s commercial infrastructure is limited to the few stores and service businesses along Mike Padgett Highway and Old Waynesboro Road. Four Dollar General stores are in and around McBean, and convenience markets pepper the community. For restaurants or more shopping, locals head to Hephzibah, Augusta or Waynesboro. Goshen Village, a small shopping center about 9 miles north of McBean, features a Food Lion and Victoria’s Mexican Restaurant. Bambino’s New York Style Pizza, located near Goshen Village, serves stromboli, pizza, calzones and additional appetizers. The restaurant delivers to McBean.
