McBean is a rural community in Hephzibah with sizable lots
McBean is quintessential rural America, defined by its winding backroads, sizable woodsy properties and green pastures often cross-fenced for horses and other farm animals. “McBean has a small-town, country feel,” says local Realtor Justin Bolin of Vandermorgan Realty. He’s sold homes across the region for more than 20 years and previously lived in McBean. “While it’s rural, it’s still conveniently located. It’s far out without being too far out.” Much of the draw is in the community’s land, where the median lot size is just over an acre, and its average housing values are just under the Augusta Metro area. The community has little commercial activity, but nearby townships and cities provide big-box stores and restaurants. The community is home to and near several places of worship, including Miracle Baptist Church and Pine Hill Baptist Church.

Housing styles range from contemporary colonial and New Traditional to farmhouses and ranches. Homes in subdivisions like Cedar Ridge Farms and Hunter’s Mill sit on about an acre of land where residents can see their neighbors. However, many homes sit on several acres surrounded by trees. Goshen Village, a small shopping center about 9 miles north of McBean, features a Food Lion and Victoria’s Mexican Restaurant.
