What buyers can expect from Old Savannah homes

Brick ranch-style homes from the mid-1900s make up most of Old Savannah’s housing. Many have covered front porches, carports and fenced-in yards. Updates have brought most houses up to modern standards, and you’ll see renovated kitchens, refreshed flooring and newer HVAC systems throughout the neighborhood. The median sale price here is around $115,000. For under $100,000, you can find an undeveloped parcel or a small house in need of work. Most homes, however, range in price from the low $100,000s to the low $200,000s, depending on size, age and condition. “It is at a good price point for first-time homebuyers and those looking to downsize,” says Justin Bolin, a broker with VanderMorgan Realty, who has worked in the Augusta market for nearly two decades. A number of listings are also marketed as rental or investment opportunities.

Public school options for Old Savannah residents

The Richmond County School System serves Old Savannah. The district, which offers four application-based magnet schools and several specialty programs, typically assigns students to schools based on their address. Two public schools are in Old Savannah. A. Dorothy Hains Elementary, the only elementary school in Richmond County with a STEM magnet program, has robotics, math and coding clubs and a curriculum that integrates science, technology, engineering and math. Nearby George P. Butler Comprehensive High School has Advanced Placement and Career, Technical and Agricultural Education courses, as well as a Marine JROTC.

Transportation and commuting from Old Savannah

From Old Savannah, it’s easy to reach destinations throughout Augusta. State Route 56 and U.S. Route 25, or Peach Orchard Road, pass through. There’s convenient access to Interstate 520, as well as several bus stops. Here’s the information that commuters should know:

  • Downtown Augusta is about 5 miles north.
  • Fort Eisenhower, the city’s largest employer, is roughly 10 miles west.
  • Uptown, the city’s medical district with major hospitals, medical schools and research facilities, is about a 5-mile drive.
Augusta Regional Airport sits less than 5 miles away. To travel abroad, Savannah/Hilton Head International Airport in Savannah is about 110 miles southeast, while Hartsfield-Jackson Atlanta International Airport in Atlanta is about 150 miles west.

Peach Orchard Road, which cuts through the center of Old Savannah, is the neighborhood’s main thoroughfare and commercial spine, providing access to several shopping centers. Orchard Square features a Lowe’s Home Improvement and a Walgreens Pharmacy, while Colony Plaza offers a Food Lion grocery store and everyday services. You can also find several nationally known retailers and chain restaurants along Peach Orchard Road, from Big Lots and Dollar General to Waffle House and Dairy Queen Grill & Chill.

Parks and other recreational areas are clustered in the center of the neighborhood. There’s a wide range of activities and amenities in Old Savannah. For fun, you can visit:
