How Old Savannah combines suburban comfort with city access
Old Savannah is a residential neighborhood in south Augusta, where midcentury ranch-style homes sit a short drive from the grocery store and schools. The community’s name traces back to Old Savannah Road, an early trading path that once connected the coast to the frontier. Today, the road, now a short stretch, leads drivers toward Downtown Augusta, about 5 miles away, and other surrounding neighborhoods. Local parks, a community center and a library provide lots of things to do, and there’s easy access to major area employers, making Old Savannah a practical choice for those seeking a suburban lifestyle in Augusta.

What buyers can expect from Old Savannah homes
Brick ranch-style homes from the mid-1900s make up most of Old Savannah’s housing. Many have covered front porches, carports and fenced-in yards. Updates have brought most houses up to modern standards, and you’ll see renovated kitchens, refreshed flooring and newer HVAC systems throughout the neighborhood. The median sale price here is around $115,000. For under $100,000, you can find an undeveloped parcel or a small house in need of work. Most homes, however, range in price from the low $100,000s to the low $200,000s, depending on size, age and condition. “It is at a good price point for first-time homebuyers and those looking to downsize,” says Justin Bolin, a broker with VanderMorgan Realty, who has worked in the Augusta market for nearly two decades. A number of listings are also marketed as rental or investment opportunities.
