What to know about living in Southside

As its name suggests, Southside sits in the southern part of Augusta, where the city gives way to the suburbs. The neighborhood has a classic suburban feel, with midcentury houses, spacious yards and everyday needs a short drive away along Peach Orchard Road. Green spaces and recreational areas are scattered throughout the community, from Little League fields to nature trails. At the same time, interstate access and nearby major thoroughfares make commuting throughout Augusta convenient.

Southside’s homes have space and midcentury character

You’ll mostly find brick ranch-style homes in Southside, with a few split-level houses sprinkled in. Residences typically date to the mid-1900s, and many have seen updates over the years, from renovated bathrooms and new HVAC systems to refinished hardwood floors and kitchens with granite countertops and stainless-steel appliances. “You can find a decent-sized home on a decent-sized lot; one of the big draws to moving to the area is that you get more space,” says Kyna Curtis, a Realtor with RE/MAX True Advantage who has sold several homes in Southside. “You can come home, sit outside and hear the birds chirping.” While homes needing work can sell for less than $100,000, most properties in Southside range in price from the low $100,000s to the mid-$200,000s.

Schools in Southside offer STEM-focused programs

The Richmond County School System serves Southside. The district offers magnet schools and specialized programs through a competitive application process based on academic requirements, assessments and, for some programs, auditions. Students may also request in-district transfers when space is available. Two public schools are located in the neighborhood. Richmond Hill Elementary School has STEM-focused resources, including two STEM labs, two computer labs, a collaborative learning room and a makerspace. Richmond Hill Middle School pairs similar STEM resources with Advancement Via Individual Determination, a program focused on preparing students for college and careers.

Parks and green spaces to explore in and around Southside

Southside’s outdoor spaces offer plenty of things to do. For fun, you can visit:

  • Apple Valley Park, which has a walking track, ball fields, basketball courts, playgrounds and picnic areas
  • Butler Creek Park, a nearly 40-acre green space that features a basketball court, playground, walking track and picnic shelters
  • Harold Foss Park, home to Masters City Little League and several ball fields
A short drive away, Phinizy Swamp Nature Park spans over 1,000 acres of wetlands and cypress forests. The park is also home to the Phinizy Center for Water Sciences, which researches water quality and environmental sustainability. Also nearby, Diamond Lakes Regional Park, located in the Jamestown neighborhood, is a large outdoor space with various athletic facilities, including basketball, volleyball, racquetball and tennis courts. Camping and fishing areas are also located in the park.

Where Southside residents can shop and dine

Southside sits near several commercial centers. “Peach Orchard Road runs right through that area,” Curtis says. “You can find all kinds of chain restaurants on that road. For the high-end restaurants, you’re going to go downtown.” Within a short drive, you can reach:

  • Grocery stores, with KJ’s Market in the neighborhood and Food Lion and Aldi just north
  • Well-known chain restaurants, from drive-throughs like Chick-fil-A to sit-downs like Applebee’s Grill + Bar
  • Everyday services, including banks, pharmacies, car washes and nail salons

Major thoroughfares link Southside to the rest of Augusta

Southside is a mostly car-dependent community with easy access to Peach Orchard Road and Interstate 520. Downtown Augusta is about 7 miles north, and Fort Eisenhower, the city’s largest employer, sits roughly 10 miles west. For air travel, Augusta Regional Airport is about 5 miles east, Savannah/Hilton Head International Airport in Savannah is 115 miles southeast and Hartsfield-Jackson Atlanta International Airport in Atlanta is about 150 miles west.
