What gives Meadowbrook its suburban feel

In the southern part of Augusta, Meadowbrook is a settled, suburban neighborhood. Its homes mostly date to the mid- to late 20th century, and its hilly streets are lined with mature trees. Meadowbrook Park, a small green space tucked into a residential area, and Meadowbrook Elementary School are within walking distance for many residents. Because the neighborhood is spread out and residential, most errands require a drive, but it’s quick to get to shopping centers and large commercial hubs, like Augusta Mall and Downtown Augusta.

Meadowbrook has a traditional suburban feel, with brick ranch-style homes and sidewalks along its streets. Mostly built in the 1960s and ‘70s, these houses typically range in price from the low $100,000s to the upper $200,000s, depending on size, age and condition. "It's an established neighborhood and a very family-oriented environment," says Tonda Booker, a Realtor with Meybohm Real Estate who has more than a decade of experience selling homes in Augusta. "For people who are just starting out and want to own their own home, that's the place to go. You get more bang for your buck." Meadowbrook’s median sale price is about $150,000, which is lower than several nearby suburban areas, including Barton Chapel, Windsor Spring and Pepperidge.

Where Meadowbrook students can go to school

The Richmond County School System serves Meadowbrook. Students can apply to several school choice pathways, including magnet schools, specialty programs and in-district transfers. Magnet school placements are competitive, not lottery-based, and determined by grades, conduct, attendance and a district-administered math and reading exam. Meadowbrook Elementary School is the only public school in the neighborhood.

Spending time outside in and around Meadowbrook

On the west side of the neighborhood, off Meadowlark Road, Meadowbrook Park is a small but secluded green space with a covered picnic area, a baseball field and a playground. For indoor recreation, Skateland of Augusta, a classic roller skating rink, is also in the neighborhood. Just a short drive away, in the Jamestown neighborhood, Diamond Lakes Regional Park spans nearly 300 acres. This regional park has four stocked fishing ponds, wooded picnic areas and walking tracks. Multiple playgrounds, sports complexes and a sand volleyball court provide even more things to do at the park.

What the commute is like from Meadowbrook

Meadowbrook has easy access to Route 1 and Interstate 520, making it easy for residents to get around Augusta. Here’s how far the neighborhood is from major employment centers:

  • Downtown Augusta is about 10 miles away.
  • The city’s medical district, with major hospitals and the Medical College of Georgia, sits roughly 8 miles away.
  • Fort Eisenhower, the city’s largest employer, is about 7 miles away.

Meadowbrook is primarily residential, but the surrounding neighborhoods offer lots of commercial areas. To the south, you'll find a Walmart Neighborhood Market and well-known dining choices, like Waffle House and Taco Bell. To the north, around the intersection of Peach Orchard and Windsor Spring roads in the Richmond Hill and Old Savannah neighborhoods, you’ll find Aldi and Food Lion grocery stores and more restaurants. Augusta Mall, an indoor mall with more than 100 retailers, is about 6 miles away in the North Leg neighborhood.
