Aurora Knolls-Hutchinson Heights is a laid-back suburban home on the south side of Aurora, Colorado. Following in its state’s footsteps, this square neighborhood is mostly filled with homes and a few parks. There are also some conveniently located amenities within the southeastern corner of the neighborhood but are separated from the majority of homes by the West Toll Gate Creek. “It has a great neighborhood price point for single-family homes,” says Michelle Wise, a Realtor for Worth Clark Realty as part of the Living in Denver Colorado team. “And can be a great place for a first-time home buyer.” The neighborhood also includes an elementary and middle school, so children can walk in the mornings and afternoons. “It’s predominantly residential side streets, so there’s not a lot of traffic,” says Wise. “Hampden Avenue will be the busy street, but there are no houses on the road.” Aurora Knolls-Hutchinson Heights receives a crime score of 4 from the CAP Index.

Split-level and ranch-style on large lots in Aurora
The Aurora Knolls-Hutchinson Heights neighborhood is divided by the West Toll Gate Creek, with a few apartments, condos and newer homes on the east side of the creek. These new traditional homes can start around $500,000 and reach $600,000 and may be part of an HOA with monthly fees around $60. On the west side, split-levels, bi-levels and ranch-style homes define the winding streets. “They were probably all built in the 70s and 80s,” says Wise. “They will have bigger lots, which for the Denver area is really nice.” With a median price of $485,000, bi-level homes can begin around $450,000, while a split level can begin around $500,000 and reach $575,000. Ranch-style homes bridge the gap between the two, beginning around $470,000 and can reach $530,000. Homes often have mature landscaping, due to the age. “There are a ton of Cottonwood trees in the neighborhood,” says Wise. “Those big trunked, leafy trees are everywhere.”
Shopping in the corner and mall to the north
East Hampden Avenue is the prime shopping area for Aurora Knolls-Hutchinson Heights, with the southeastern corner of the neighborhood the location of a King Soopers for groceries, Kohl’s for retail needs and a handful of chain stores and local restaurants such as Einstein Bros. Bagels for bagel sandwiches and Little Panda for Chinese takeout. The Town Center at Aurora is about 5 miles north and has over 120 stores including Dillard’s, Lids and Zales.
Skating, soup and community centers
Two miles to the west is Skate City Aurora, an indoor roller-skating rink, open from Friday to Sunday where residents of all ages can learn to skate. The New Hope Community Church, located in the southern section of the neighborhood, has a soup supper on Wednesdays. Residents can then cross South Tower Road to the east and catch a movie at the Movie Tavern Aurora. There are also two community centers, Meadowood and Central Recreation centers, with Central offering cooking classes to residents.
Walk to elementary and middle with advanced placement at high school
Children can walk to Dalton Elementary and Columbia Middle, both of which are located in the center of the neighborhood. Dalton Elementary is for kindergarten through fifth grade and earns a C-plus from Niche while Columbia Middle is for sixth through eighth grade and earns a C. Rangeview High School earns a B-plus from Niche and first opened in 1983. Students also have the opportunity to take Advanced Placement classes.
Neighborhood park and state park with boating and model airplanes
There are a few parks within neighborhood boundaries as well as a state park just to the west. At Pagosa Park, which is just next to Eldorado Park and covers just over 2 acres, children can explore the playground before heading to Eldorado Park and its 8-acres with another playground and picnic shelter. Hilltop Park covers 8-acres as well, with spots for basketball and tennis in addition to the playground. The Tollgate Creek Trail also divides the neighborhood, following the West Toll Gate Creek for over 10 miles. Cherry Creek State Park is about 3 miles to the west with opportunities to boat and fish on Cherry Creek Reservoir, camp throughout the year or to visit Suhaka Field to fly model airplanes.
Bus lines on the outside with toll road to the east
Aurora Knolls-Hutchinson Heights is less than 5 miles from the E-470, a toll road, and about 3 miles from Interstate 255. Both act as a sort of auxiliary road for Denver, with both looping around the larger city to the northwest. There are also two bus lines on South Buckley Road, Route 169 which comes through once an hour, and on East Hampden Avenue through Route 133, which comes through about every 30 minutes.
