Master-planned community that makes the most of the surrounding natural beauty
A birds-eye view of Conservatory will reveal the area’s history in plain sight. The neighborhood about 21 miles southeast of Denver rests on the Coloradoan plains with mountain views. The amenity-rich master-planned community preserves the area’s roots and natural beauty through expansive trails and quaint pocket parks. “Conservatory is surrounded by open space, so it’s ideal for people who want an active outdoor lifestyle,” says Allie Yates, broker associate with The Agency – Denver, who has 11 years of experience selling in the greater Denver area. “The neighborhood is extremely walkable, too. You don’t have to leave to get to the parks and one of the area schools, creating a tight-knit neighborhood feel. It’s also convenient to major highways in Aurora, so you never have to travel too far for whatever you need.”
Conservatory is a newer community located in Aurora, CO, Southeast of Downtown Denver.

Early 21st century homes along sidewalk-lined streets
A mixture of Craftsman bungalows, ranch and new traditional homes built in the early 2000s with brick, stone or vinyl facades run parallel along the streets of this master-planned community. “The nice mix of one-story ranch homes and bungalows and then the larger two-story houses afford a variety of age ranges the opportunity to live in the neighborhood,” says Yates. “That’s not something you see often, because there are not many ranch homes in the greater Denver area." Prices for the three- to four-bedroom properties in Conservatory range from $530,000 to $650,000. The presence of porches ideal for connecting with neighbors, two- to three-car garages, and small, well-maintained lawns enhanced by shrubbery and mature trees add to the curb appeal. Residents pass each other by on daily jogs or bike rides along the neighborhood’s wide sidewalks. Conservatory is an area with abundant natural beauty around it, with views of the Rocky Mountains and prairie land acting as a buffer from city amenities.

Pocket parks, trails and scenic plains
Multiple parks have been developed in the community, along with a seasonal pool and clubhouse for special events. Switchgrass Park is the largest in the neighborhood at 4 acres, where locals can take their kids to the playground or enjoy a picnic. Blue Garma Grass Park and Willow Bend Park are smaller but offer similar amenities to Switchgrass Park. The green spaces in Conservatory connect to the Conservatory West Trail, which spans nearly 2 miles. The concrete paved greenway for biking and walking can link locals to Aurora’s wider network of pathways, including the Powerline Trail, Unnamed Creek Trail and the Plains Trail, which runs along the border separating the neighborhood and the Plains Conservation Center. The nature preserve stretching more than 1,000 acres gives a glimpse of what life was like for Indigenous Americans in the late 1800s. Locals living in Conservatory have prime access to trek through the rolling trails where they may spot bald eagles, prairie dogs or red-tailed hawks. The expansive green space also has replicas of a homestead village and tipi camp, which residents can explore on a prairie wagon tour.

Weekly events encouraging community connection
Conservatory’s homeowners association encourages connection among neighbors through its events and club offerings. Each week, residents get together for Tuesday morning coffee or play a game of Mahjong on Wednesdays. Once a month, the book club gathers at the Conservatory Community Center. In December, the event space fills up with locals for Breakfast with Santa. Along with a visit from Santa and Mrs. Claus, kids can have their faces painted, write a letter to Santa and go home with a gift bag.

For a post-movie meal, Pearl of Siam offers authentic Thai cuisine, and Golden Flame Hot Wings serves pub fare. “It’s also within about 10 to 15 minutes of the Southlands mall, which is a huge open shopping center with a lot of the bigger brand name stores,” says Yates. Taking E-470 for about 5.5 miles will give locals access to stores like Nordstrom Rack, JCPenney and White House Black Market.
