The neighborhood of East Ridge-Ptarmigan Park is only a 2.5-mile drive from one end to the other. Despite being a small neighborhood, it is filled with local businesses, restaurants and schools within walking distance. Its easy access to amenities and public transportation is what makes this community so attractive.
Well-kept homes with low HOA fees and mid-century charm
“This neighborhood has low HOA fees, is well managed, and has a reasonable price point for homebuyers,” says Taylor Palese, a realtor with RE/MAX Professionals and local resident. The community’s uniform yards hold just enough room for a flower bed or two and are kept neat by homeowners. The yards connect with sidewalks on each side of the road, where children on bikes follow the paved cement. The mid-century style homes are well maintained and were constructed in the late 1970s and early 1980s. Homes in this neighborhood range from $224,000 for a 1-bedroom condo to $750,000 for a 4-bedroom house.
Students have access to STEM programs at nearby high school
“The community is located in one of the most highly sought-after school districts in Colorado,” explains Palese. The schools are within walking distance of the community. East Ridge Community Elementary is the closest school and has been given a grade of B-minus from Niche. Middle schoolers can attend Prairie Middle School, which has received a B-minus. Located on the same campus is Overland High School, where students can take advantage of the STEM Center and learn about bioscience, medicine and information technology. The school has also been awarded a B-plus grade from Niche.
Public transit makes outdoor fun easily accessible
In addition to being walkable, the community has ample access to public transportation in and around the community thanks to its local bus route. To have fun outdoors, residents can hop off at the Iliff Avenue & S. Jamaica Street stop near Havana Heights Park and take advantage of the spacious neighborhood playground. Found just across E. Jewell Avenue is the famous Utah Park. It’s known for its many walking trails and pond, where geese can be seen swimming throughout the year. There’s also an indoor pool with an attached water park. Tennis courts and other recreational fields are also present throughout the park.
Local restaurants and markets are walkable or within short drives
Local eateries can be found in abundance in East Ridge-Ptarmigan Park, including the locally loved Legends of Aurora Sports Grill. The sports bar is a staple of the neighborhood, providing guests with a place to watch their favorite teams play while indulging in traditional bar food and drinks. The neighborhood also has diverse cuisine options, including El Coco Pirata and Golden Saigon Restaurant. There are several markets nearby for those who prefer to eat at home. A short 2-mile drive will lead to King Soopers grocery store off E. Cornell Avenue. The Town Center at Aurora is a quick 5-mile drive up I-225 and has a Dillard’s, a Macy’s and several other retail stores available to shoppers.
Cherry Creek State Park offers year-round outdoor recreation
Summer days are spent at Cherry Creek State Park – home to the famous Cherry Creek Reservoir. The sandy shores provide guests with a beach experience that’s not commonly found in the region. Though heavily frequented in the summer, the park can also be enjoyed year round Heather Ridge Golf Club, the city of Aurora’s newest golf club, sits on the neighborhood's edge. It hosts regular tournaments, has its own bar & grill and even rents its grounds as a wedding venue. An 18-mile drive up I-225 N and Peña Boulevard leads to Denver International Airport, offering a quick drive home from travel of all kinds. It’s also a short 10-mile drive into downtown Denver via CO-83 N.
