Craftsman designs and traditional homes cover cul-de-sacs in the Hampden Villas subdivision. “It’s relatively newer, 2000s homes, with some people coming to look here because the Buckley Space Force Base is just north,” says Realtor Jason Morris, who grew up in southeast Aurora and works for eXp Realty. Depending upon the number of bedrooms, listings fall between $500,000 and $647,000. Paved sidewalks connect the entire neighborhood with the clubhouse and community pool. Monthly homeowners’ association dues of roughly $100 cover costs for trash pickup and snow removal, a service that comes in handy for a neighborhood with an annual snowfall of 56 inches. The Painted Ridge subdivision of townhouses to the east offers the same service with its $421 monthly fee that also goes toward ground maintenance and the recycling program. Townhouses here list between $499,000 and $565,000.

Hitting the books in Hampden Villas

Cherry Creek Schools District No. 5 serves the Hampden Villas community. Dakota Valley Elementary School welcomes kindergarteners and sees them through fifth grade. Morris says that the elementary is close enough that some students may walk. Niche gives Dakota Valley a grade of A-minus. Sky Vista Middle School, which serves grades six through eight, gets a B-plus from Niche. Eaglecrest High School earns an A-minus and offers the Sci-Tech program, which helps students expand their STEM knowledge through learning experiences with higher education and technology employers.

Drives down East Hampden Avenue

East Hampden Avenue extends across the north, stretching west toward Interstate 225 for 20-mile commutes into Denver. Biking trails accompany this route in the north, tracing Plains Conservation Center’s western edge and branching into the neighboring community. To catch flights out of Denver International Airport, travelers drive east to Express 470 and reach the airport in 17 miles.

Untouched by developers, Plains Conservation Center maintains the natural beauty and quiet enjoyed by the Cheyenne, the original residents. Short grass and fauna decorate the trails woven throughout the 1,100 acres, providing shelter for the bald eagles, red-tailed hawks and prairie dogs spotted along walks. Being located around more natural green space places the neighborhood at heightened fire risk, something to be aware of when enjoying sunsets and nearby trails. Springs Creek Park has activities, from picnic lunches and playground fun to baseball games. “From a baseball perspective, there are not a lot of good quality baseball fields, but that one gets used a lot,” says Morris, as someone whose kids have played in that park. Paved Trails lead from Hampden Villas to the Blue Grama Grass Park, where a tropical-themed playground invites children to imagine they are adventuring around an island.

Following East Hampden Avenue to eateries and retail

Fast food options and retail are spread around the intersection of South Tower Road and East Hampden Avenue. King Soopers and Safeway anchor two shopping centers at this intersection, helping stock pantries during weekly grocery runs. There's also Kohl’s, and across the road, Play It Again Sports, where secondhand equipment can be bought, traded or sold. For dinner and a movie, Movie Tavern Aurora’s team takes meal orders and brings warm plates to diners reclined in their seats for the show. Pearl of Siam is a locally owned business serving colorful Thai food-filled plates off Hampden Avenue.
