Established homes and attractive price points

Most homes here were built in the early 1980s, with some late ‘90s and early 2000s builds throughout. Split-levels and ranch-style homes are common, and many have attached garages, fenced-in back yards and tidy lots. There are also condos and townhomes in complexes like Louisiana Purchase, Villas at Aspen Ridge and Brookhaven. "Other than proximity to the base, people are moving here for the affordability,” says Gregory Livingston, a local Realtor with Keller Williams Realty. “Homebuyers can get a lot of house for the same amount they'd spend on something much smaller elsewhere." Houses start in the low $300,000s and reach around $600,000, while multi-family units range from the low $200,000s to the low $400,000s. “Side Creek has lower property taxes compared to neighborhoods further east, and you don’t have to pay HOA fees, so you get a lot of value here,” says Tracy Ellis, an experienced Aurora Realtor with eXp Realty. “You also don’t see a lot of turnover in the neighborhood. People either don’t feel the need to move or turn their homes into rental properties.”

Public and private schools nearby

Side Creek is served by Aurora Public Schools, including the nearby Side Creek Elementary. The district is known for its career and technical education courses, with programs at both the middle and high-school levels. Living near Buckley Space Force Base

Side Creek is the last neighborhood before you reach Buckley Space Force Base, a major defense and tech employment hub with over 15,000 contract and government workers. The neighborhood’s location makes it attractive to base workers. Here’s what you should know about living close to the base:

  • You should expect periodic noise from fighter jet training, but it is usually just for a couple minutes a few times a day.
  • Traffic can become congested along Mississippi Avenue, especially during shift changes.
  • It’s not just military members working on the base, but a wide array of contractors in the defense, engineering and technology industries.

Outdoor recreation close to home

Side Creek Park sits in the center of the neighborhood and has a playground, tennis and basketball courts, a picnic shelter and a paved walking loop. “While you have to drive for shopping and dining, the area is moderately walkable, with a lot of trails and open space where people ride bikes and walk their dogs,” Ellis says. Nearby, Great Plains Park has athletic facilities, a splash pad and trails that connect to Plains Conservation Center. At 1,100 acres, the conservation area is home to an education center, protected prairieland and around 6 miles of trails, where you can look out for bald eagles, prairie dogs, coyotes and other animals that use the area’s protected habitat.

Shopping and dining near Side Creek

While there aren’t businesses within the neighborhood, the shopping centers of Buckley Road are just a few miles away. Safeway is the go-to for groceries and essentials, with dozens of restaurants lining the thoroughfare. Local favorites include:

  • Piazzas, which serves Italian cuisine and American pub fare in a sports-bar setting
