How much single-family homes and condos cost in Avery Ranch

Single-family home prices generally range from the lower $400,000s to the low $1 millions, with a median sale price in the lower $600,000s. Condos run from the lower $200,000s to the mid $400,000s. Prices are similar to those in nearby communities like Ranch at Deer Creek and Red Oaks, but more affordable than in neighborhoods closer to The Domain, including Great Hills and Bull Creek. That mix of comparative affordability and location is a big draw. “The location is dynamite,” says Natalia Roush, a Northwest Austin resident and Realtor with Compass. “When they first opened the community, I remember joking that we could put a monkey there to take orders for the houses because it's such a great location.”

Active living with pools, golf and trails near Brushy Creek

Avery Ranch was built around outdoor living, and it shows. The community has five amenity centers with pools, sports courts, playgrounds and more. Popular amenities include:

Avery Ranch is zoned to Round Rock ISD and Leander ISD schools

Avery Ranch is served by both the Round Rock Independent School District and the Leander Independent School District, and which one your kids attend depends on where you live. Both districts are highly rated, and Niche consistently ranks them among the top public school systems in the Austin area. On the Leander side, students often attend Rutledge Elementary School, Artie L. Henry Middle School and Vista Ridge High School. All three earn an A rating from Niche, and Vista Ridge High offers dual-credit courses through Austin Community College. For private options, St. Dominic Savio Catholic School earns an A-plus from Niche.

Neighborhood shopping centers by Lakeline Mall and The Domain

Residents don't have to go far for shopping and dining. The Plaza at Avery Ranch is home to local favorites like Blue Agave Tex Mex, Summer Moon Coffee and Hunan Ranch. The Shops at Avery Ranch is just across the street, with a CVS and a mix of salons. Bigger names are close by, too. "You can practically walk to Lakeline Mall," Roush says. "There's also the H Mart, which is the only H Mart we have in Austin." On the same stretch of U.S. Route 183, residents can run errands at H-E-B plus!, Target, Sam's Club and Home Depot. The Domain and Domain Northside are roughly 12 miles away.

Avery Ranch connects to downtown Austin and the tech corridor

Avery Ranch is a Northwest Austin favorite for commuters. The 183A Toll Road offers a direct route up through Cedar Park and Leander. U.S. Route 183 runs just to the east, connecting drivers to the MoPac Expressway and the Parmer Lane tech corridor. Parmer Lane puts major employers like Apple, Dell and the Domain-area tech offices within reach. The 20-mile drive downtown takes about 25 to 30 minutes without traffic. Residents who prefer to skip driving can catch a train at the Lakeline MetroRail Station just a few minutes away, and multiple CapMetro bus routes run nearby. Austin-Bergstrom International Airport is about 25 miles south.

Avery Ranch keeps a full calendar of community events

The Avery Ranch Social Committee hosts events year-round, from the annual spring egg hunt to summer dive-in movies at the pools to the 3rd of July fireworks show. Holiday gatherings and seasonal parties round out the calendar, often at the outdoor amphitheater or one of the five amenity centers.
