Strolling the quiet sidewalks of the Deerfield at Brodie neighborhood, it’s easy to forget that you’re a mere 15 minutes from the bustling center of downtown Austin. Detached from the crowds and noise, this neighborhood combines more affordable price points with commuting ease, as Brodie Lane provides easy access to Highway 290, which connects to both MoPac and Interstate 35. For those who don't own their own cars or who prefer to avoid driving in the city, there are several Capital Metro bus stops in the area. The neighborhood is also close to recreation and shopping, and it is a 10-minute drive from St. David’s South Austin Medical Center in the event of a medical emergency. In other words, residents have access to all of the benefits of living in the city without the accompanying headaches that oftentimes go with urban life. “As somebody who lives in the area, I always tell people you don’t even need to cross the bridge,” says Realtor Whitney Stockdale, who has nearly two decades of experience representing real estate transactions in Austin. “The amenities are amazing, we have great schools, tons of parks, and it’s all right here.”

Home necessities and health foods

For groceries, the neighborhood offers close proximity to Whole Foods Market and H-E-B, both of which are within a 10-minute drive. When residents feel the need for retail therapy, they head north on Brodie Lane for a few minutes to get to Sunset Valley Marketfair, where they can shop at stores ranging from Old Navy and Home Depot to Nordstrom Rack and Homegoods. Walmart Supercenter is also located in Sunset Valley Marketfair for any home necessities that residents might need. Dining out options abound in the area, and Mandola’s Italian Kitchen and Evangeline Café are both local favorites.

Limitless extracurriculars and sports

Deerfield at Brodie is districted to the Austin Independent School District, which earns an overall rating of A-minus from Niche. Students in the neighborhood can attend Boone Elementary, Covington Middle and Crockett High School. All three schools earn a B rating from Niche. Students at Crockett High School can participate in any of over 40 school-sponsored clubs, and they have the opportunity to play any of over 15 varsity-level sports. Alternatively, parents can avail themselves of several private schools in the area, including St. Stephen’s Episcopal School, which is rated as the best private school in the Austin area by Niche. “I’m seeing a lot of families move to the neighborhood,” says Stockdale. “They can get more square footage, and the schools are great.”

Arboretum strolls and rugged hikes

For some outdoor recreation, residents head to the nearby Karst Nature Preserve, an 8-acre area of naturally-formed caves within the Edwards Limestone. There is a trail that winds through the preserve, affording visitors ample opportunity to view wildlife, though be warned that the area is home to venomous snakes, scorpions and spiders, so caution is definitely advised when exploring the preserve. The neighborhood is also 10 minutes’ drive from the Lady Bird Johnson Wildflower Center, where visitors can access the 16-acre Texas Arboretum, featuring more than 900 native Texas plants. The center also offers classes and a family garden specifically designed to engage younger visitors with a variety of activities and interactive exhibits.
