Eccentric East Austin is where old-school vibes and new developments meet to create one of the city’s fastest-changing neighborhoods. The community is highly sought after for its walkability, rich history, fresh restaurants and laid-back atmosphere. “It embodies everything Austin is about,” says Dustin Weiss, a luxury property advisor and principal of the Weiss Group. “It’s very local and in connection with the roots of Austin. What makes this unique is [it has] homes that are turned into restaurants, bars, and there’s even food trucks. That’s the vibe of East Austin.” The area has grown exponentially in the past five or six years, paving the way for new construction without “the super tech and industrial feel,” Weiss adds. “It’s very cozy and that’s what Austin is. It’s a cozy, warm, welcoming kind of area.”

Hip restaurants within walking distance
East Austin is packed with restaurants, bars and food trucks that imbue global flavors with local flair. Residents might try to snag a spot at Paperboy, which Weiss says is “probably one of the most well-known places for brunch in all of Texas.” Suerte is a local favorite, known for its high-end Mexican specialties and cocktails. Those who endure the long lines at Franklin Barbecue are treated to what Texas Monthly has called “the best barbecue in the known universe,” with mouth-watering smoked brisket and pulled pork by the pound. At night, locals head to the retro-inspired Nickel City, which has an inventive cocktail menu and food truck. Residents can head to Whole Foods for groceries and shop at Target. The Domain, a popular shopping center, is about 15 miles north. Closer to home is Aldrich Street, a dining and entertainment hub in the Mueller Tower District.

Old cottages and new builds
Homes don’t adhere to one style in East Austin. Potential homebuyers can expect studio apartments, cottages built in the 19050s, and new hyper-modern builds on grid-like streets. Prices start around $400,000 for a one-bedroom condo to $550,000 for a small cottage or multi-bedroom condo. Weiss says most homes cost at least $650,000 and can rise up to $2.5 million for a newly constructed modern home. “The location is phenomenal, the walkability is great, the ability to tap into some of the newer local places is great, but you will be paying a premium for it,” Weiss says.

Schools in the Austin Independent School District
Kids can attend Blackshear Elementary School, which receives a B from Niche, before going to Kealing Middle School, which receives an A. The area is also near The University of Texas at Austin and Huston-Tillotson University, a private historically Black university.

Pocket parks and historic cemeteries
Lott Pocket Park is within walking distance and has a small playground, a splash pad and green space. While Waterloo Park is located outside the neighborhood, it is a growing park system based around Waller Creek with playgrounds, open green spaces and free community events at the Moody Amphitheater. East Austin is less than 10 miles from Q2 Stadium, home of the Austin FC Major League Soccer team. The area's history can be felt in Six Square, Austin’s Black Cultural District. The 6-square-mile district has sites such the George Washington Carver Museum, Downs Field and The Victory Grill. The area is also home to historic cemeteries such as the Texas State Cemetery, the final resting place of Civil War and Revolutionary War soldiers and prominent Texans, and Oakwood, the oldest city-owned cemetery.
Access to CapMetro and I-35
Residents can walk, drive or bike around most of East Austin, as well as utilize the CapMetro bus system or rail line. The neighborhood has easy access to Interstate 35 and is about 6 miles from Austin-Bergstrom International Airport.
