A vibrant neighborhood in the heart of the city
A prime example of Austin’s rapid change, East Riverside-Oltorf went from a neighborhood people drove through to a destination in its own right. “I love how vibrant it is,” says Rachael Felan, a Compass Realtor who owns property in the neighborhood. “There’s a lot of people from all different walks of life that live in the area." This community is a blend of residential and commercial, and the majority is comprised of single-family residences. But at the same time, one of Austin’s largest thoroughfares, East Riverside Drive, runs right through its heart. Residents will find a little bit of everything here, from music venues like Emo’s to commerce and industry. Not to mention, the culinary options run the gamut from fast food to fine dining.
Locals can depend on the local H-E-B Plus for all grocery essentials.
Going out and staying out
An Austin favorite, H-E-B Plus is the grocery go-to here, located right along East Riverside Drive. Across the street, La Michoacana Meat Market claims to have the best Hispanic products in the city. Those looking for a great wine selection can head to Mour Cocina Bodega while pho fanatics love Pho Please. There’s a huge variety of eateries, “We’ve brought in our local hamburger joint, P. Terry’s, right on Oltorf,” Felan says. “But then you also have some really great well-known food trailers on Riverside that you can go to.” The neighborhood offers fun all night long with nightclubs like Club Carnaval, which often features live Mexican music.
Up-scale duplexes can be found on Woodland Avenue in the East Riverside neighborhood.
Single-family homes, condos, townhomes and apartments
East Riverside-Oltorf has traditionally been a residential neighborhood, with streets throughout featuring rows of ranch-style slab-on-grade homes, many of which were built in the 1950s and 60s. In recent years, some pockets of the neighborhood have seen substantial architectural makeovers. “The city has plans to update the area,” says Felan. “For the longest time it really was a college area because it had more affordable apartments. But that’s kind of changed now, you’ve got a lot more of a mix of housing.” A 2-bedroom condo will start at $150,000 while a 3-bedroom home can go into the low millions.

Austin as a entertainment venue
Just a few miles down Riverside Drive, Zilker Park has big international bands playing two weekends a year at Austin City Limits Festival. The annual F1 race weekend takes place at Circuit of the Americas just as close by in the other direction, and during South by Southwest the entire city morphs into a music and entertainment venue of sorts.

A spot for all outdoor amenities
With the Colorado River and the Roy and Ann Butler Hike and Bike Trail bordering the neighborhood to the north, there’s no shortage of amenities, parks and beautiful views to be found here. Farther south, Mabel Davis District Park is Austin’s first public skate park and also has a pool, walking trails and basketball courts. Playscapes and disc golf can be found at Roy G. Guerrero Park, which runs right alongside the 12th fairway, winding through knotty woods and emerging into the sprawling Krieg Softball Complex, where on any given evening there are dozens of co-ed softball games taking place under the lights.

Served by two school districts
East Riverside-Oltorf is zoned for both the Austin Independent School District and Del Valle Independent School District, to the west and east of Pleasant Valley Road, respectively. Del Valle students go to Baty Elementary, Ojeda Middle and Del Valle High, scoring a C to B-minus on Niche. Neighborhood schools for Austin students include Travis Heights Elementary, Lively Middle and Travis Early College High, with a B to A-minus rating. They may also transfer to other schools within the district. Austin Community College operates a large auxiliary campus on Grove Boulevard.
Convenient traveling on three major roads
I-35 and Highway 71 border East Riverside-Oltorf to the west and the south, and Riverside Drive runs through the center. These three routes alone will take residents almost anywhere they might need to go in and around town. For going beyond Austin, the Austin Bergstrom International Airport is only a few miles to the east, a straight shot down either Montopolis Road and Riverside Dr. or east along Highway 71.
