Suburban homes interwoven with thickets of trees line the streets of Granada Hills, a landscape of ranch-style homes on the western fringes of Austin. The neighborhood is partially framed by Ranch to Market Road 1826 on the east side and US Route 290 to the north. “Granada Hills has the 1970s-style architecture with ranch-style homes,” says Sunetra “Sunny” Sutherland, a Realtor with Allure Real Estate. “It’s close to downtown, so you have a shorter commute, and has a lower tax rate compared to most neighborhoods in Austin.” With Austin proper less than 15 miles north across the Colorado River, locals can return to the residential neighborhood after exploring the city’s array of shopping, dining and cultural venues. “South Austin is a different vibe from the north,” Sutherland says. “I would say it’s definitely more eclectic and original Austin. Our city’s motto is ‘Keep Austin Weird,’ and there are tons of unique breweries, food trucks and things like that in South Austin.”

Ranch-style homes on suburban streets in central Texas

Single-family residences dot the sprawling suburban landscape in Granada Hills, with most properties taking the form of ranch-style homes. “The homes are really nice, spacious lots developed in the 1970s,” Sutherland says. “There’s mostly 1970s-type architecture, and the lot sizes often exceed three-quarters of an acre, which is really nice because you typically don’t have those size lots up north. There are a ton of mature trees.” Prices often fall between $600,000 and $700,000, but some homes can cost upwards of $750,000. Granada Hills has a CAP Crime Index Score of 3 out of 10, slightly below the national average of 4.

A-rated schools for Granada Hills students

Granada Hills students are served by the Austin Independent School District, which earns an overall rating of A-minus from Niche. Area students can start out at Baldwin Elementary School, which sits about 5 miles south and scores an A rating. Gorzycki Middle School sits about a mile east of the neighborhood, while Bowie High School is about 3 miles east, and both schools also earn A ratings. Clubs at Bowie High School include organizations centered around songwriting, astronomy and literature.

Local restaurants situated in the Oak Hill area

To the west of Granada Hills, down Route 290, locals can get a drink at Oak Hill Social or a cold treat at Manolis Ice Cream, Pops, Sorbet & More. In the opposite direction, around where 290 meets State Highway 71, the Oak Hill Plaza shopping mall features American fare at Jim’s and sandwiches at Tucci’s Southside Subs. Eurasia Sushi Bar & Seafood is also located in the plaza. The closet grocery store to the neighborhood is H-E-B, which is about half a mile from central Granada Hills. For those seeking more options, Dripping Springs sits less than 20 miles west. “A lot of people choose to do things in Dripping Springs, so for restaurants and general entertainment, there are a ton of local wineries and breweries,” Sutherland says.

Getting around Texas via Route 290

Downtown Austin sits less than 15 miles northeast of Granada Hills. 290 runs along the north side of the neighborhood and stretches eastward to Houston, while the MoPac Expressway is accessible about 5 miles down the route. “Most folks take 1826 and Highway 290, which will give them access to the Hill Country,” Sutherland says. “We call this one of the gateways to the Hill Country.” Ascension Seton Southwest Hospital sits just outside the northeast corner of the neighborhood. Austin-Bergstrom International Airport is about 16 miles east.

Proximity to parks and trails

No parks sit within Granada Hills itself, but locals have plenty of options within relatively easy driving distance. A small stretch of Slaughter Creek runs through the southwestern corner of the neighborhood, and anglers can fish for bass or bluegill in its waters. The Slaughter Creek Trail Loop and Maxwell Trail both sit to the south of Granada Hills, and are each open to hikers and bikers. Circle C Ranch Metropolitan Park on Slaughter is about 3 miles southeast and has a disc golf course, soccer pitches and trails. Grey Rock Golf Club sits less than 5 miles south and offers an 18-hole course, along with tennis courts and a restaurant.

Annual festivals and traditions in and around Austin

While Austin has its own slate of annual events, a variety of annual festivities dot the surrounding area. “The Old Settler’s Music Festival is a bluegrass festival in Dale, which is closer to Lockhart,” says Heidi Trevithick, a Realtor with JBGoodwin Realtors, “but when they advertise for it, they advertise as being in Austin. It happens every year in April.” The festival takes place around 40 miles south of Granada Hills. Zilker Park is less than 10 miles north of the neighborhood, and is home to the Barton Springs Pool, the Zilker Botanical Garden, and the Austin Nature and Science Center. The park also plays host to a full calendar of annual events, including serving as one of the performance venues for the renowned Austin City Limits music festival. “In the wintertime, you’ve got the Austin Trail of Lights in Zilker,” Trevithick says. “There are a lot of things that happen there.” Other happenings at Zilker Park include a Renaissance fair, concerts and outdoor movie screenings.
