Granada Hills toes the line between rustic and suburban on Austin's southwest outskirts. The area’s lightly rolling hills cradle a collection of classic ranch-style, contemporary and split-level homes. Large lots and a quiet atmosphere define Granada Hills
Granada Hills has a well-established atmosphere, with most homes built between 1970 and 1990. Houses average about 2,000 square feet and come with spacious green lawns, so that you’re not on top of your neighbors. The neighborhood remains almost exclusively residential, while still conveniently located. “The things that my clients that have bought out there like the most about it are three things. No. 1, you’re really close to downtown now. It’s not out of town like it once may have been 50 years ago when they started it,” says local Realtor David Haynes, who’s with eXp Realty and has 24 years of experience in the industry. “And it’s a very well-kept secret. There’s newer subdivisions to the north of it, and to the west of it. But right there, it’s still kind of a secret. They love the fact that all the lots are a half-acre or more. There’s a very sort of ‘mind your own business’ sort of attitude that I find with the homeowners out there.”
Homes in Granada Hills sell for prices anywhere from the lower $500,000s to $1.3 million, based on factors including square footage and condition. HOA membership is voluntary, and the standard annual fee is $210, or $150 for those aged 65 and older.

Public and private schools offer varied learning approaches
Kids in Granada Hills can enter the highly rated Austin Independent School District. Gorzycki Middle School is particularly close for grades 6 through 8, about 2 miles away. Extracurricular activities at Gorzycki range from an esports club to a drama club. The district combines neighborhood school assignment with a robust choice system that includes magnet campuses, admissions-based academies and open-transfer opportunities across the district. Admission to many programs depends on application requirements, district policy and seat availability, with lotteries used when demand exceeds capacity.
Austin Waldorf School is a highly rated private option close by. “Some friends of mine, whose children have now graduated from high school, they moved there because of it,” Haynes says of Austin Waldorf. The school serves students from preschool through 12th grade on its 30-acre campus and uses the Waldorf teaching philosophy, which combines elements of the arts, nature, practical skills and more into a robust curriculum. It’s the only accredited Waldorf program in Texas.
Baldwin Elementary School serves young students in the area.
James Bowie High School is about 5 miles away.

Shopping centers and casual dining options near home
There’s an H-E-B grocery store with an integrated pharmacy just outside Granada Hills, off Highway 290. The adjacent Oak Hill Plaza and Center of the Hills shopping centers are also close, and feature stores such as Dollar Tree, Petco and AutoZone. Places to grab food, drinks or dessert within 2 miles include:
Oak Hill Social, a coffee and cocktail bar with a full menu of brunch, lunch and dinner offerings
The Indian Flames, a food truck specializing in traditional dishes like chole batura and manchurian

Commuters in Granada Hills can take a right turn out of the neighborhood and get directly on Highway 290 for trips to the core of the city. “It’s a great location,” Haynes says. Downtown is just about a dozen miles away using 290 and the MoPac Expressway. Austin-Bergstrom International Airport is 17 miles away on 290 and Ben White Boulevard. Medical care, including an emergency room, is available much closer at the Ascension Seton Southwest Hospital, which is just about a mile away.
Trails, disc golf and a pool are available minutes away
Residents have access to a central neighborhood park with a playground, swings, a jungle gym and a basketball court. The park also features a tennis court that’s available to HOA members and a community pool that’s open from May through October for a seasonal fee. Some of the other outdoor attractions just outside Granada Hills are:
Maxwell Trail, a 5-mile path for hiking, mountain biking and horseback riding
Windmill Run Park, a 50-acre space featuring a playground and more trails
