Great schools, great location, Great Hills

Highly rated public schools and proximity to major tech employers are the two big reasons that residents move to Great Hills — the scenic greenbelt views are just a bonus. “This is where the limestone hills and diverse elevation changes,” says Kevin Bown, an Austin native and Twelve Rivers Realty partner/broker. “It gives a sense of escape from the hustle of the city.” Real estate prices in the Hill Country can be steep: Homes generally range from just under $500,000 to $1.5 million. Befitting its affluent and suburban setting, the neighborhood contains a golf course, tennis courts and a park with walking and biking trails. Also, residents don’t have to travel far for shopping and restaurants, a relief for anyone hoping to avoid Austin traffic.

Southwestern, Spanish, colonial and Mediterranean influences

The architecture here is typical of most North Austin neighborhoods: Southwestern-style ranch-style houses from the 1950s through the 70s; traditional hi-ranches built in the 1960s to the 90s; and large, modern homes with Spanish, colonial and Mediterranean influences. The latter were primarily constructed anywhere from the 1990s to today. The winding residential streets are dense with mature trees and often end in a cul-de-sac. Homebuyers are just as likely to spend $560,000 on a three- or four-bedroom, ranch-style from the late 1960s as they are to spend over $100,000,000 for a four- or five-bedroom, two-story Spanish-colonial style house from the 1990s.

A-rated schools in two districts

Great Hills is served by two highly rated school districts, Austin and Round Rock Independent School Districts. For homes zoned in the Round Rock ISD, students attend Caraway Elementary, Canyon Vista Middle and Westwood High. Kids living near Great Hills Park and the Sierra Arbor Estates subdivision are part of Austin ISD. They attend Hill Elementary, Murchison Middle and Anderson High. The good news is that no matter what schools Great Hill students attend, they’ll be getting a great education because the schools are all rated between A-minus and A-plus on Niche.

Bordering two of the city’s most traveled corridors

The area is a part of Silicon Hills in Central Texas, which means “Great Hills is a big draw for people who want easy access to major tech employers,” says Bown. The neighborhood borders two of the city’s most traveled corridors, Capital of Texas Highway (also known as Loop 360) and US 183, making for an easy commute to companies like IBM, Apple and Dell.

Home to public parks and private country clubs

Great Hills Park is in the Bull Creek Watershed with 1.7 miles of maintained trails. It’s primarily a large, natural space with native plants and wildlife but also includes a playscape, fitness equipment, and a covered pavilion. Some Great Hills residents enjoy tennis, golf, swimming and social events at the private, member-owned Great Hills Country Club. Those who are new to the neighborhood should note that applicants must provide a letter of recommendation from a member in good standing.

The Arboretum-area neighborhood is down the road from both H-E-B and Trader Joe’s. Big box stores like Target and HomeGoods are on the other side of Research Boulevard. Not only is The Arboretum a shopping destination, but it also offers dining out options like Juliet Italian Kitchen — a Barton Spring staple in South Austin, that opened a second eatery in Great Hills. Fast food and fast casual options like Cava and P.F. Chang’s are also available.
