Rural landscape on the fringes of the Hill Country in Central Texas

Hays Wartha is a largely undeveloped landscape, apart from a pair of communities near its north side, on the fringes of the Texas Hill Country. The neighborhood’s organized, residential streets give way southward to swaths of open fields and trees, cut through by Bear Creek. “This is definitely southwest Austin,” says Sunetra “Sunny” Sutherland, a Realtor with Allure Real Estate. “It’s a little more mountainous and sort of the beginning of the Hill Country. What’s interesting about it is its proximity to Austin and that it sits right off Texas State Highway 45.” Despite the seeming remoteness of the region, the developed areas of Hays Wartha are only about 15 miles from downtown Austin. The adjacent Highway 45 makes a partial loop around the state’s capital city and provides Hays Wartha with access to MoPac, which runs north into Austin.

Education at three A-rated schools near Hays Wartha

Within the Austin Independent School District, area students can attend Bear Creek Elementary School, which earns an A from Niche. About 5 miles north, students can move on to Gorzycki Middle School, which also scores an A. Bowie High School also receives an A. Bowie High also fields athletic teams that play under the Bulldogs moniker and include coed teams for cross country, swimming and wrestling. In northern Hays Wartha, Veritas Academy is a private Christian campus spanning kindergarten through 12th grade and enrolling less than 1,000 students.

Modern architectural styles in Greyrock Ridge

Greyrock Ridge sits on the north side of Hays Wartha and is the only community entirely contained within the neighborhood. Portions of the Avana subdivision, where homes typically sell for over $1 million, lie in northwestern Hays Wartha. “Right now, the southern neighborhoods are the most affordable,” Sutherland says, “because there is a ton of new construction right now. After folks started migrating further south toward San Marcos and other places, they now have a large population of people, many of whom moved out of Austin for more affordable homes and to commute to downtown.” In Greyrock Ridge, single-family homes typically have exteriors made of both stone and siding, often in contemporary architectural styles with Craftsman or colonial-style influences. Prices usually range from around $700,000 up to near $1 million. The CAP Index Crime Score for Hays Wartha is a 1 out of 10, significantly lower than the national average of 4.

State Highway 45 and the MoPac sit just east

Access to Texas State Highway 45 is less than 2 miles north of the Hays Wartha neighborhood, depending on location, and Texas Loop 1 – colloquially known as the MoPac Expressway – branches off in a northwestern direction into Austin. Downtown Austin sits about 15 miles away. The growth of the area has led to an increase in traffic coming from the south heading into Austin. Ascension Seton Southwest Hospital is one of the closest medical facilities, less than 10 miles north near the Oak Hill area. Austin-Bergstrom International Airport, which is served by around two dozen airlines, is less than 20 miles east.

Heading outside of Hays Wartha for restaurants

While no restaurants sit in Hays Wartha, residents are less than a 10-mile drive from dining out. A number of restaurants sit in the South Austin area on and near Congress Avenue, including The Little Darlin’, which serves up bistro-style American food, and Sagebrush, which pours cocktails and hosts live music. Other stops include DK Sushi & Seoul Korean Restaurant and East Buffet. Downtown Austin offers more dining options. Grocery shoppers can head to an H-E-B less than 5 miles north.Dripping Springs is about 17 miles west, and many residents head to the town for more unique stops, including distilleries and breweries. “There are a lot of wineries and distributors out there for whiskey, bourbon and vodka,” says Heidi Trevithick, a Realtor with JBGoodwin Realtors. “People go out there mainly to distillery-hop and hop around at wineries. That’s one reason why people like the Hill Country.”

Natural sites in central Texas

Outside of Hays Wartha, residents can drive to local parks and natural sites. Lady Bird Johnson Wildflower Center has nearly 300 acres of botanical gardens for visitors to meander through and sits less than 5 miles northeast. Farther out in the Hill Country, Texas has more to offer locals. Less than 30 miles northwest, the cavernous Hamilton Pool Preserve and its sparkling green water is a popular destination. “Hamilton Pool is a huge attraction,” Sutherland says. “It’s a very picturesque natural pool. A lot of people do wedding pictures and things like that. It’s very Instagrammable.” Other sites sit less than 50 miles south of Hays Wartha near Wimberley and San Marcos, ranging from wildlife to swimming. “There’s birdwatching at Patsy Glen Refuge, there’s the Blue Hole Regional Park and the Spring Lake Natural Area,” Sutherland says.
