As Austin’s population has grown over the years, the southern portion of the city has been transformed from an area known for poverty and crime into a burgeoning community that offers a variety of housing options and several nearby amenities. Though more than 60% of McKinney's properties are industrial, there are several pockets of residential development as well. With the 641-acre McKinney Falls State Park to the east and Interstate 35 to the west, McKinney stays connected to both outdoor recreation and commuter travel. “The location is fantastic,” says Realtor Nate Clark, who has been representing real estate transactions in the Austin area for 10 years. “South Austin has become a real hot spot, and McKinney is right there, with amazing restaurants, shopping and the parks.”

Exploring McKinney Falls State Park
McKinney residents have plenty of nearby recreation. Dove Springs District Park, located on the southwestern corner of the neighborhood, provides a playground, a public pool, multiple sports fields and hiking trails. The park is also home to the George Morales Dove Springs Recreation Center, with a full-court gymnasium, a dance studio, an arts & crafts room, a computer lab and a television room. For those seeking a more rugged adventure, McKinney Falls State Park is just east of the neighborhood, where visitors can hike or bike the 9 miles of trails or even camp overnight at one of the park’s 81 different campsites. Anglers can test their luck in Onion Creek, and if the fish aren’t biting, they can go for a refreshing swim in the limestone-edged pools. There are two 18-hole courses and a driving range with laser targets at the public Jimmy Clay Golf Course. The Onion Creek Soccer Complex also borders the community.

Ranch styles and new builds between industrial districts
The northern portion of McKinney is populated with warehouses, breweries and other industrial properties, but to the south, houses rest along curving, sidewalk-lined suburban streets and cul-de-sacs. There's a mix of ranch-style homes from the late 1900s and traditional-style two-story houses that were built in the past 20 years. Late 1900s residences can run from $300,000 to $500,000, and newer builds tend to list slightly higher, ranging from about $400,000 to $600,000. “Many of the houses that have been there for a while need some work, but they’re a great bargain for Austin. And you have the new construction, too," Clark says. "So there’s a great range for a lot of different budgets.” The median lot size is less than 0.10 acre, and many properties have a paved driveway leading to a garage, a few bushes or shade trees and a small, fenced backyard.

Del Valle ISD and Austin ISD, plus private options
Though some parts of the community are zoned for the Austin Independent School District, others fall under the Del Valle Independent School District. Some of the zoned AISD schools include Widén Elementary School, which earns a C-plus Niche score and is located in the neighborhood, the C-rated Mendez Middle School and the B-rated Akins Early College High School. AISD also allows students to apply to other schools within the district.
All of the elementary schools in Del Valle ISD offer bilingual education. Newton Collins Elementary School and Ojeda Middle School both receive C Niche scores. Students at B-minus-rated Del Valle High School can participate in any of 19 different varsity-level sports or help in the production of Del Valle TV, the school’s own television program. Families may also choose from several nearby private schools, including City School, which serves students in prekindergarten through eighth grade.

Downtown Austin is about 6 miles to the north, and Austin Bergstrom International Airport is approximately 6 miles to the east. One of the closest acute care facilities is the Austin Emergency Center – East Riverside, less than 3 miles north of the community.
