The neighborhood on the hill is changing again
Montopolis is a fairly isolated, park-laden neighborhood next door to the Austin-Bergstrom International Airport, and it bears an unusual history. Originally an independent town established outside of Austin in the early 1800s, its name is a mish-mosh of Latin and Greek, roughly translating to "city on a hill." Before Texas became a U.S. state, the community was split in two by the Colorado River, enjoined by a ferry, which was later replaced a historic truss bridge. The community on the north shore was the original Montopolis, and the neighborhood on the south shore that still bears the name is actually some 50 years younger. Over time, it developed from a Freedman's community into a grid-pattern neighborhood largely consisting of Mexican immigrants living in single-family cottages. True to form, it's a community that continues to change as time marches on. “There’s a lot going on here now, it’s changed dramatically between even 10 years ago and today,” says Realtor Esmerela Colon-Zuniga of Safeco. “It has a completely new vibe now, with new construction popping up left and right and home prices increasing, and people are really drawn to it for that.”

New builds, renovations and modern five-over-one apartments
Over the last 10 years or so, housing options have changed considerably in Montopolis as the neighborhood is revitalized. “There are a lot of people coming in and doing tear-downs and rebuilds, but there are also quite a few people who are fully renovating and extending the older homes,” Colon-Zuniga says, noting that lots in the neighborhood are often deeper than in core city neighborhoods, leaving room for home extensions and backyard fixtures like garden sheds, playsets or accessory dwelling units. Nowadays, the ages of homes span from the mid 20th century to less than a year old, with plenty of Craftsman-style bungalows and midcentury ranchers and cottages mingling with Prairie-style new builds. Generally, single-family homes range in price from $350,000 to $450,000, although some of the more established options sell as investment properties for a lower range of $225,000 to $300,000. Meanwhile, Montopolis has seen an influx of modern Prairie-style multifamily options, often three or four stories high, and some with businesses and restaurants on the ground level. Whether in a mixed-use space or located in a gated community, condos and townhouses typically sell for a range of $250,000 to $500,000.

Isolated from the city by Roy G. Guerrero Colorado River Metro Park
Montopolis is separated to the west from the rest of South Austin by the disc golf course, baseball diamonds, beachfronts and plazas in Roy G. Guerrero Colorado River Metro Park. But these are merely a few of the recreational amenities offered to residents. Montopolis has numerous parks to visit, including two public pools, one at the Montopolis Recreation and Community Center and another in Citivan Neighborhood Park, the latter of which also has courts for both basketball and pickleball. Yates Pocket Park offers a small walking path that meanders beneath a grove of pecan trees, and across Grove Boulevard are trailheads for the Montopolis Arboretum Trail. Residents can also exit the neighborhood without a car using the 183 Trail, a 10-mile hike and bike path along the TX-183 corridor. "People will be able to ride all the way from the southeast at Richard Moya Park and come all the way to North Austin and Pflugerville on a trail system that connects all of our parks," says Joe Sibley, a park manager for Travis County Parks & Recreation. "It'll be a bilateral trail, where you can do either direction. You can start on the north side, or start on the south side, and you can just come back around." Along the way, riders can reach connections with other trails, such as the Southern Walnut Creek Trail, and landmarks like the Montopolis Truss Bridge, a decommissioned car bridge restored for pedestrian and cyclist use in 2018, thus earning it a spot on the National Register of Historic Places.

Parties and programs at the Montopolis Recreation and Community Center
The Montopolis Recreation and Community Center is the primary meeting place for residents, who attend a whole host of programs designed for all ages. For children, the center hosts afterschool programs, a STEM club and youth sports leagues. For adults and people 50 years of age and older, the center offers activities ranging from bingo, to walking groups and even tai chi lessons. During major holidays, the center hosts special events, like the annual Howl-O-Scream event, a Halloween party featuring family-friendly activities and friendly competitions in exchange for prizes.
Students split between Austin ISD and Del Valle ISD
Montopolis students are served by two school districts, depending on their address. Some go to schools in the Austin Independent School District, including Allison Elementary, Martin Middle and Eastside Early College High School. Teens at Eastside Early College High can enroll in the school's Talent Development Secondary program, a partnership with Johns Hopkins University. The other half of students attend schools in the the Del Valle Independent School District, which include Baty Elementary, John P. Ojeda Middle and Del Valle High. Schools in the Austin district have slightly higher Niche ratings than the three in Del Valle. Allison has a C-plus rating, Martin has a C rating and Eastside has a B rating. Meanwhile, Baty Elementary has a C-minus rating, Ojeda Middle has a C rating, and Del Valle High has a B-minus rating.

Although grocery trips usually require leaving the neighborhood to an H-E-B Plus location a little over a mile east on East Riverside Drive, there are a few small markets throughout the neighborhood. A handful of businesses also keep some residents close to home, including some chain restaurants and a particularly noticeable volume of locally owned Latin restaurants. Cafe Nena'i serves sweet and bold Cuban espresso shots along with Latin cafe foods like arepas and empanadas. The no-frills outdoor eatery of Delmy's Pupuseria offers a place to taste Peruvian dishes al-fresca. Next door, Master Donuts remains a popular option for a quick breakfast on the way to work.

Bordered by highways
The neighborhood is tucked away beside a busy highway interchange for U.S. Highway 183 and TX-71, both of which are important commuter routes to job sites in East Austin, like the Tesla Gigafactory, roughly 7 miles east, or the Austin-Bergstrom International Airport, directly across the interchange. Within the neighborhood, residents have CapMetro bus routes and continuously improving pedestrian infrastructure, especially around the neighborhood's new multi-family developments. “The houses were all built at different times, and there aren’t always sidewalks, so the new developments like these make the area feel more accessible, more walkable,” Colon-Zuniga says.
The Montopolis bridge is a popular spot for bikers and joggers.

Things to consider
Being at a higher elevation than much of its surroundings helps protect Montopolis from the flash floods that occur throughout the region. Nevertheless, the neighborhood is mostly entrapped by flood zones that surround it, with some along Country Club Creek to the west and a large floodplain in the industrial park that sits directly east. Crime is more of a concern than flooding, with a CAP Index score of 9 due to high rates of both violent and nonviolent crime.

There are a lot of local restaurants that have become relatively well-known thanks to all the festival-goers that come here. Places like Magnolia Cafe, Kerbey Lane, and a few select diners downtown really help to make your visit to Austin an eventful one.

Montopolis is an area in Austin Tx, where there is a lot of cultural diversity. The schools here are full of minority students and their push for future education. Montopolis does not have the greatest view or the greatest availability of resources. Growing up in Montopolis, I would see the lack of financial need within my neighborhood. There was a lot of violence around my school to the point where lock downs and gun threats were a common issue within the school.
