Pemberton Heights is a historic neighborhood in the heart of Austin where tree-canopied roads create a sense of quiet seclusion. Developed in the 1920s as one of Austin's first automobile suburbs, the area features distinctive details like tiled street name plaques embedded in the curbs. The neighborhood sits next to the Shoal Creek Greenbelt and borders the sprawling Pease District Park, offering easy access to outdoor recreation. Classic home designs line the streets, and the Gothic Revival-style Pemberton Castle, originally a 1890s water tower later converted into a home, remains a defining local landmark. Pemberton Heights is filled with single-family homes built primarily from the 1920s through the 1960s. The neighborhood includes an assortment of architectural styles, including Tudor Revival, Colonial Revival, Craftsman and Spanish Colonial Revival. The area is part of the Old West Austin Historic District, which is on the National Register of Historic Places, and over three dozen individual homes in Pemberton Heights have historic landmark designations. The Pemberton Castle is one of them, a unique over 4,000-square-foot home that’s covered with ivy, dates to the late 1800s and appeared in the ’90s Disney movie “Blank Check.” “It’s one of Austin's most prestigious and sought-after neighborhoods,” says Nicole Marburger, a Broker Associate with Legacy Real Estate Group and an Austin native. “It has a rare and coveted inventory.”
Many of Pemberton Heights’ original homes have been updated with features like modern kitchens. Newer luxury construction has also filled in over the years, adding contemporary architecture to the mix. Houses sit at least 30 feet from the road on lots that are often around one-fifth of an acre. Sale prices typically range anywhere from $1.2 million to $6 million.

The greenbelt connects to Pease District Park, which was Austin's first public park, established in 1875. Spanning over 80 acres, the park features an interactive water feature, a nature play area and a Treehouse Observation Pod. Many residents are also within walking distance of Hartford Triangle, a pocket park with a playground.

Kids in Pemberton Heights can attend schools in the highly rated Austin Independent School District. The neighborhood is zoned for campuses such as Casis Elementary School, which maintains an A grade on Niche and has several after-school clubs, from a Lego club to a coding and design group. The A-plus-rated St. Andrew’s Episcopal School is a private option close by with kindergarten through 12th grade and a team of experienced teachers, whose average tenure is 17 years. “In some people’s opinion, it is the best private school in Austin,” says Lander Peerman, who’s an Austin native and the founder and lead agent of the Lander Peerman Group.

Food spots and shopping choices within a short drive
You’ll find some of the closest places to eat on the east side of North Lamar Boulevard, near the University of Texas at Austin campus. Many of them are on or near lengthy Guadalupe Street, and the options include:
Black’s Barbecue, a family-run Texas chain that’s five generations deep
Tintaraa Indian Cuisine, a spot that’s known for its biryani
Dirty Martin's Place, a burger and shake joint that’s been open for 100 years

How commuters can get around Austin from Pemberton Heights
The Mopac Expressway runs along the western edge of Pemberton Heights, giving commuters quick access to one of the city’s north-south highways. North Lamar Boulevard is on the eastern edge, by the Shoal Creek Greenbelt, a four-lane thoroughfare that can help you make the 2-mile drive to downtown Austin. “It also serves as a nice buffer to the University of Texas at Austin,” Peerman says. Capital Metro provides bus service in the area as well, with stops along North Lamar Boulevard.
The Mopac Expressway is the closest highway in the area.

Neighborhood events bring the community together
Pemberton Heights residents come together through several community events throughout the year, organized by the Pemberton Heights Neighborhood Association. “The years that I lived in Pemberton Heights, I felt more of a sense of community than any other place that I’ve lived in Austin,” Peerman says. “You live in a little pocket neighborhood, and you know your neighbor’s names, and you know their kids’ and dogs’ names too.” The activities include:
