In the charming neighborhood of Rosedale, classic Austin is infused with new vitality. Unique eateries, coffee shops and boutiques are just blocks away on Burnet Road. Upper Crust Bakery has been a part of the Rosedale community for over 38 years. Their baked goods and lunch specials are prepared from scratch daily using fresh ingredients. Draught House Pub and Brewery has 74 craft beers, ciders and wines on tap. It's often cited as one of the best bars in Austin by Eater. Groceries are just minutes away at Central Market. "It's part of H-E-B," Gilmore says. "But Central Market is kind of an elite grocery store. It's one of a kind, they have live music on weekends during the summer. People walk there, you'll see them with strollers because they have a park for little ones to play while they listen to the music. "The Domain, around 8 miles or 15 minutes away, is a major destination for dining and shopping. It's often referred to as Austin's second downtown.

An eclectic mix of classic and modern
Homes in Rosedale are an eclectic mix of original bungalows, traditional styles and new construction. "It's very charming, and that's what people want when they're moving into older neighborhoods," Gilmore says. "What's sad is a lot of people are tearing them down and building stuff that doesn't complement the neighborhood." Some homebuyers choose a vintage Craftsman and make it their own, or start from scratch with a builder and design more modern homes. Craftsman bungalows built in the 1930s and 40s sit between modern farmhouses and lofty, minimalist homes. In a city rapidly filling with towering high-rises and cookie-cutter developments, Rosedale's mature tree-lined streets and originality are drawing in new homebuyers, causing prices to rise. Homes in Rosedale typically range from $600,000 to $1.3 million, occasionally going in the $2 millions. Prices are often dependent on how recently a home has been renovated.

Neighborhood pools and dog-friendly trails
Rosedale is home to one of Austin's most-loved neighborhood green spaces, Ramsey Park. It features tennis courts, a baseball diamond, a shaded basketball court and a playscape. "The playscape is over the top," Gilmore says. "It was put in by the community of the neighborhood. They pledged a lot of the money." The park is also home to Ramsey Pool, a favorite for swimmers since the 1940s. Residents can walk or bike along the Shoal Creek Greenbelt, a dog-friendly 3.25-mile trail that borders the neighborhood. "Hike-and-bike trails can take you up Shoal Creek and go all the way across town in either direction," Gilmore says. "So if you like to run or like biking, the trails in Austin are just unbelievable." Nearby at the mixed-used community The Grove, Signature Park has lake views, bike lanes, walking trails and multiple playscapes for kids of all ages.

Connecting the community through parties and picnics
The Rosedale neighborhood association keeps residents in touch year-round with events such as local picnics, get-togethers at Ramsey Pool, a neighborhood Halloween party and holiday caroling. Rosedale's Fourth of July celebration at Ramsey Park is a major annual highlight. Festivities include a parade, music, carnival games, a bake sale and fireworks. "They march down all the streets with the kids and the decorations," Gilmore says. "They go through the entirety of Rosedale, which probably takes an hour or so. Then they wind up at Ramsey Park."
High-performing public schools
Base schools in the neighborhood depend on zoning. However, Austin Independent School District offers transfer options. "The people that live in Rosedale that live to the south of 45th street, which is a main artery, go to Bryker Woods Elementary," Gilmore says. "People typically want Brykerwood and that's what they live here for, because the schools are so well known. To the north of 45th Street, you've got Highland Park Elementary, which is equally as wonderful." One option is Highland Park Elementary and Lamar Middle, both scoring A-minuses on Niche and McCallum High with an A score. Another option is Bryker Woods Elementary and O. Henry Middle, earning A-minus scores, and A-rated Austin High. ACE Academy is an A-rated private school for kindergarten through Grade 8.

"It's as central as you can get in Austin," says Ryan Gomillion, a Realtor with Copland Property Group who's been selling in the area since 2016. Sidewalks make it easy to navigate Rosedale on foot, "You'll find people out walking in the neighborhood, either their dogs or their kids," Gomillion says. Because of its convenient location to the MoPac Expressway, 35th Street and Hancock Drive, It's close to the downtown business district, major medical centers and the University of Texas. Drivers can arrive at the Austin-Bergstrom International Airport in just around 10 miles or 20 minutes.
