St. Edward's University is the centerpiece of the neighborhood.
College town that's growing up
Students at St. Edward’s University have long considered the St. Edward's neighborhood home away from home. However, homebuyers looking for proximity to Downtown Austin and a lower price point may soon be putting down roots in the neighborhood. “It’s right along South Congress, which is continuing to grow,” says Stacie Watts, an associate broker on the Holm team at Compass with 10 years of real estate experience. “I think that as St. Edward's gets updated, it’s going to become very desirable as well.” Beyond the campus’s Gothic Revival buildings with bright red doors and streets of student housing, long and narrow lanes are lined with homes hidden behind mature trees.
Good opportunity for first-time buyers
It’s to be expected that the neighborhood consists of duplexes and quadplexes designated for undergrads, but there are single-family and multi-family homes on the market. For example, several mid-century ranch-styles, cottages and bungalows can be found on Braeswood Road. In St. Edward's and neighboring Parker Lane, a 3-bed, 2-bath ranch-style could go for $329,000 to $525,000, making the neighborhood appealing for people looking to purchase their first home. While many homes are not yet updated, Watts says “It’s a pretty good area for first-time homebuyers to look if they want to stay as close to Downtown as possible because the price point is still bare for an entry-level buyer."

Coffee shops, bars and both
St. Edward's is minutes from trendy neighborhoods in South Austin, including South Congress, South Lamar and Zilker. Like many American university campuses, there’s no shortage of fast food restaurants, coffee shops and bars (or both, like Cosmic Coffee and Beer Garden) within walking distance. One of the city’s most anticipated three-story H-E-B grocery stores will be at Oltorf and South Congress in late 2024. For the time being, there’s a temporary store across the street. But St. Edward’s residents don’t have to leave the neighborhood to buy groceries — There’s a Walmart Superstore at Ben White and I-35.

Campus events open to the community
While most of the events and festivals in St. Edward's are associated with the university, some are also open to the public. Anyone is welcome to attend the annual Festival of Lights, which has been celebrating the season of Advent for over 40 years. A newer event for the community, Hillhops celebrates Texas craft brewing with discussion panels, networking and a tasting of the local brews.

Schools preparing students for future careers
Part of Austin Independent School District, Students in the neighborhood can begin their education at Galindo Elementary School. They can then graduate to Lively Middle, formerly known as Fulmore Middle. Travis Early College High offers programs that allow students to earn industry certifications, and the Hospitality CTE program has been especially successful in preparing students for careers in the field. All schools receive a B-minus or higher score on Niche.
Hiking for all skill levels
While there are no parks directly in the neighborhood, green space is never far in Austin. On the other side of I-35, Mabel Davis Park offers an outdoor Olympic-size swimming pool, Austin’s first public skate park and hiking trails. For a more intense hike, Blunn Creek Nature Preserve is rugged and tree-dense with hilly overlooks.

The St. Edward's neighborhood sits south of downtown Austin, Texas.
Access to Austin's best in just 10 minutes
On I-35, Downtown Austin is about a 5.5-mile drive that takes around 10 minutes. The commute is about 25 minutes by bus. There are two Capital Metro bus stops on the edge of the St. Edward’s University campus along South Congress. Students even receive free rides with the bus service.

St. Edward’s University is a private Catholic college with an enrollment of roughly 4,500 students; with just over 1,500 students living on campus. The school sits on a piece of prime real estate in the middle of Texas’ capital city, at I-35 between South Congress Avenue, Woodward Street, just a third of a mile south of Oltorf Street.
